PROJECT TITLE: Proposed House Remodeling with additional two new rooms

LOCATION: Bright Homes Subdivision, Cay Pombo, Sta. Maria, Bulacan)

Detailed Scope of General and Civil Works

- Mobilization and demobilization. (General Construction Materials, Mixer, Frames, Moldings


and Scaffoldings)
- Procurement of necessary manpower and skilled laborers
-Setting up Temporary perimeter fence for materials safety
-Building of new walls will be plaster finish, application of skim coat, sanding, application of
primer paint, first coat paint application and top coat final application (a total of 4 application
including skim coat).
- Partial demolition of existing CHB wall after finishing the Masters Bedroom (removal of
demolished materials to be transported by the contractor).
- Location and orientation of electrical standard wirings, outlets, switches, lights, junction
box, utility, flexible hose, power panels and circuit breakers will be as per final architectural plan.
- New T & B located at MBR tiled and with corresponding T & B accessories including the
orientation of water supply and plumbing works going to the existing septic tank
- All floor tiles shall be polished tiles 60 cm x 60 cm
- Walls of existing and new (total of 3-unit T & B) T & B shall be polished tiles 60 cm x 60 cm in
combination with designer tiles of 30 cm x 60 cm.
- Provision and installation of sufficient new water lines.
- Provision of power lines and installation lines for split type air-conditioning
- Steel trusses and long span roof. (Stream Line design)
- Spandrel Ceiling for all external areas of the Roof
- Stainless Gutters with sufficient water dust pouts
- Aluminum and Glass Sliding Pocket Doors located at the MBR (optional color: Powder coated
white / analuk brown)
- Aluminum Sliding Mirrored Windows, Awning type Mirrored Windows to be located as per final
architectural plan. (optional color: Powder coated white / analuk brown)
- Tubular (1-inch x 1-inch) Grills for the windows and pocket door, painted finish
- Electrical switches and lighting fixtures as per final architectural plan
- New Bedroom and Comfort Room flash doors Painted Finish
- Installation of new ceiling for all new rooms and comfort rooms
- Installation of Wooden Closet at BR-1 and MBR Painted Finish
- Modification of Stair Case with Stainless Hand Rails (optional concrete slab or Wooden
Planks)
- New Entrance door with door knobs and keys Varnish Finish (Sanded, Plastered and sprayed
with sanding sealer, Top Coat Clear Gloss all lacquer type)
- Installation of Awning Roof with Gutter Shield for the Main Door (inclusion: 2 pcs 4-inch x 4-
inch x 10 ft Piot Post and 1 inch x 2 inch / 1 inch x 1 inch Tubular Steel Grills/ 304 Stainless 2
inch x 2 inch Hand railings Smartboard Ceiling With Lighting Fixtures / Tiled Floors)
- Finishing of Garage Parking Area and installation of accent designer tiles under each windows
- House Repainting Job

Remarks
This quotation is based on the verbal presentation of the owner to the contractor during the
site visit. Detailed scope of works, plans, layout, and perspective shall be provided only after
firm agreement/acceptance by both parties to proceed accordingly.
Completion of Work The above-described work shall be completed on/or before 2 months.

Terms of Payment
Straight Contract Price Php 460 000.00
(Four Hundred Sixty Thousand Pesos Only)
- 40% down payment upon comforme
- 50% payment after 1 month from down payment
- 10% payment prior the end of contract from the date of down payment

- Electricity and water shall be provided by the owner free-of-charge to the contractor.
- Any excess materials not utilized will be the property of the contractor.
- Housekeeping and safety shall always be followed at all times
- Food, drinks, and snacks to be provided by the contractor. There is no need for the
owner (client) to prepare for the contactor’s workers (stress-free to the client).
Modifications to the Work
All changes and deviations ordered by the Owner shall be discussed and agreed (technically
and financially). It should also be noted that approved drawings will have deviations from actual
site situation.
