1. Structure Work
a) Anti-termite treatment
b) PCC, RCC Works including soling works & structural steel for sub structure and Super structure
works (including ancillary buildings, equipment foundations etc.)
c) Brick Masonry, AAC blocks using jointing material. 6” external walls, 4” internal walls and ledge
walls as per details.
d) Internal plaster 12 mm rough coat cement plaster (CM 1:6) for walls to take dado/ cladding
works in Toilet kitchen, lobbies etc.10-15 mm thick gypsum for internal walls of all rooms, toilet
walls above dado, common areas etc. 0-5 mm thick Patra finish gypsum/Birla putty for slab
ceiling of all rooms, Staircase soffit, and common area parking celling. Gypsum makes to be
used: India Gypsum or equivalent make. External plaster 20-25 mm done in two layers including
waterproofing. (Up to 25 mm),
e) Waterproofing works - Basements, Lift pits, UGTs, Retail wet areas, podium parking floor
immediate Above commercial area, podium top floor, refuge areas, Terrace, balconies, toilets,
OHT, Mumty Slab. (With 10 years Guarantee on stamp paper of Rs. 500/- & Indemnity,
f) MS fabrication works for shaft closing, electrical shaft & LV shaft to be closed with fire retardant
Material as per fire NOC.
g) Ancillary works – Paving tiles around periphery of the compound, Entrance gate, Security cabin,
society office, common toilets etc. Use of Material and System to Comply with Green Building
Norms as Directed by Green Building Consultant.
2. Finishing Works:
Flooring & Dado Works
a) All Residential Flooring including floor lobbies and common areas of residential floors will be
800x 800 Vitrified Tile (double charge) (BR – 80/- per sft).
b) Bathroom Flooring & dado will be 24” x 12” (full height) Brand or Equivalent (BR – 60/- per sft)
as per interior Design Concept.
c) All Toilets (Double Charge Anti-Skid Floor Tiles will be 300 x 300 ya 600 x 300 (BR – 70/- Per Sft)
d) Window sill, Staircase, Lift Lobby, Entrance lobby will be of Composite marble (BR – 200/- per
sft) Window sill be on all four sides with photo frame molding.
e) External driveway & external passage to be paved using Pavitt tiles.
f) VDF Flooring on all parking floors - Trimix Flooring
g) China mosaic on Terrace
h) Ceramic Tiles on refuge area
i) Kota Stone Flooring in Service areas
j) Ceramic Tile in Tanks
k) Kitchen Platform will be in Composite Marble (BR – 275/- per sft)
l) Staircase Flooring: Tread in Granite from Gr. Floor to First Floor & Other Floors Kota Stone will
be used.
m) Decorative Tile Cladding on Compound Wall and Periphery.
3. Carpentry Works:
a) Main Door: 35 mm thick both sides laminate finish Flush doors with necessary fittings i.e., two
Decorative Handles, 4 nos of 4" Hinge, door lock [Europa/Godrej / Yell or equivalent make],
latch, Tower Bolt and Door Stopper. Door frame 150 mm x 100 mm made from Red Meranti
Wood with Architrave.
b) Bed Room Door: 32 mm thick Both sides Laminate finish Flush doors with necessary Fittings i.e.
Handles, 3 no’s of 4" Hinge, locks, latch and door stopper. Door frame 150 mm x 75 mm made
from Red Meranti Wood.
c) Toilet Door: 32 mm thick both Sides laminate Finish Waterproof Flush Doors with Granite Door
Frame.
d) Kitchen Door: FRD Door as per CFO/OC Requirements.
e) Staircase Door – 2 hrs. Fire Rated both sides Laminate Finish Flush Doors with Door Closer &
Glass Window as per CFO Requirements.
f) Terrace Door: 2 hrs. Fire Rated Metal Door with Certificates and as per Design Provided and as
per CFO Requirement.
g) Electrical & LV Shaft Doors – As per CFO requirements –Shera/Bison Board
h) Door Frame All: Hardwood/ Red Miranti
i) Balcony Door Frame only with Granite
j) Windows: Anodized Aluminum windows in ISI Series /Domal and 5 mm Toughened Clear Glass
with GLASS (Saint Gobain/ Ashahi or equivalent) with Provision of Mosquito mess with full
Height French Window as Per Drags. / UPVC windows as per Developer.
4. Fabrication work:
a) MS Railing with Handrail in staircase,
b) SS Railing for Residential Flat windows
c) Gratings for drains as per SWD Remarks
d) Tank Covers as per MCGM Requirements
e) M.S. Railing all around OHT & LMR 11.
5. Plumbing:
a) Water Supply – Connection from Municipal Supply inside the Premises to UGT, from
UGT to OHT and Down takes Supply to all Residential Units, (as required) and Common
Areas. Irrigation line for Landscape Areas.
b) Drainage – Drainage lines from all residential units and common areas to STP with
bypass line to main Drainage. Provision of Grease Trap and Filter media as required.
c) Internal plumbing will be Concealed and External Plumbing will be Stacked on Brackets.
d) Supply, Installation & Commissioning of Submersible Pumps for Water Supply
e) Rain water Harvesting as per Design Consultant
f) STP (100 KLD Capacity or as per MEP consultant requirement and Design, make &
Technology) – Supply, Installation, Testing & commissioning of STP
g) Concealed water supply fittings will be in CPVC of Astral make, external piping will be in
UPVC of Astral make with G.I. fittings of C class. Sanitary fixtures will be of Jaguar or
parry ware and C.P. fittings of Jaguar, Series or Equivalent. List of fixtures and fittings: As
per Annexure below.
7. LV
a) CCTV to be Provided Covering all Common areas and Periphery of the building with night vision
b) Gas sensor to be Provided in all kitchens
c) Fire Alarm System as per CFO requirements to be Provided
d) Data & Voice Connection to be Provided for all Apartments
e) Cable TV Provision to be Provided for all Apartments
f) Security system: Boom Barrier for Parking areas and access control system with Toughened
Glass Door with magnetic access for Residential Main Entrance Lobbies will be provided.
9. External Painting: Texture (Ruff & tuff) for External Side of Building with Two Coats of Texture Paint,
with 2 mm Exterior Texture Putty.
10. Firefighting work: Firefighting Scope will be as per fire NOC & MEP Consultant’s Design
11. Ceiling: Gypsum/ Metallic / Modular / Grid False Ceiling to be done for the common areas
12. Elevators: Passenger Lift for 8 Persons / 680 kg (Approx.) Capacity or as per Design in each Lift Brand

13. Common Area: External Façade & Common area Beautification and Lighting to be provided as per
Architect Design. Plants to be provided by the client.
14. Green Building: Use of Material and System to Comply with Green Building Norms as Directed by
Green Building Consultant.
15. Access Road: Scope includes installation & maintenance of access road throughout Construction
Period.
16. Contractor has to Provide the space with Readiness to the Client for their Operations & storage
within the Constructed Area as and when Required by the Client.
17. The Charges for Mobilization and de-Mobilization of all Plants and Machinery Required to Carry-out
The Work shall be Included in Quoted Rate
