SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, MARLON P. BANTOG, of legal age, Filipino, married, with residence at B2,

L9, Veraville Homes Regency Manuyo Dos, Las Piñas, Metro Manila, by virtue of these
presents, do hereby constitute, nominate and appoint JELYN B. BANTOG, of legal
age, Filipino, married, with residence at B2, L9, Veraville Homes Regency Manuyo Dos,
Las Piñas, Metro Manila, to be my true and legal representative to act for and in my
name and stead and to do and perform the following acts and things to wit:

1. To sign and execute the Deed of Sale of a Portion of Land located in Brgy.
Catagbacan, Goa, Camarines Sur under Transfer Certificate of Title (TCT) No.
5358 registered under the name of Salvacion Ramirez-Valer and designated as
Lot No. 2196-37, Csd-05-003686-D (OLT)-Operation Land Transfer of the
Department of Agrarian Reform and more specifically described as Lot 4, Block 1
with an area of 246 square meters and Lot 1, Block 2 with an area of 146
square meters based on the Sketch/Survey Plan of Geodetic Engineer
Raymond O. Valledor;

2. To sign and execute the Compromise Agreement for the case with the caption
“Heirs of Salvacion Valer represented by Salve C. Lim versus Maribel
Puerta, et.al, docketed as Civil Case No. 2016-1309 for Unlawful Detainer Plus
Damages” under the Regional Trial Court of San Jose, Camarines Sur, Branch 30,
in favor of my father, Defendant Blandino Bantog, to which I am the
representative in view of the sale in my favor of the aforementioned portion of
land; and

3. To sign, execute, receive and/or deliver contracts and agreements, other papers
and/or money to effect with her power stated in this authorization pertinent to
the above described authority;

HEREBY GIVING AND GRANTING UNTO my Attorney in-fact full powers and
authority whatsoever requisite or necessary or proper to be done in and about the
premises, and fully to all intents and purposes as I might or could lawfully do if
personally present, ratifying and confirming all that my said Attorney-in-fact shall
lawfully do or cause to be done and by virtue of these presents.

That I fully understand the contents of this document and have executed the
same in my own free will and deed.
