Descriptive Definition of the Project

Civitas Dormitory is a social dormitory that aims to provide a safe, comfortable, and an
affordable environment for the occupants to live in. The proponents saw an opportunity to invest
in this kind of business due to the current construction of the Ateneo de Davao’s Senior High
School just around the area. In relation to that, it has been decided to focus on the female
students studying around the area as its primary target given that their population is greater as
compared to the male students.
A dormitory is a building composed of many rooms that provide sleeping and living
accommodations for a number of people. This kind of building is usually occupied by students or
used for short-term housing in other situations. Unlike apartments, most dormitories do not offer
their own bathrooms and typically, do not have kitchens and common areas. They just offer
rooms that are usually small, just enough to have a sufficient space for a bed, a couple of
desks, and a number of little furniture. Civitas Dormitory wants to breaks that kind of notion
towards a dormitory as it aims to make a social dormitory a thing in the market.
The concept of the study is inspired by a type of dwelling which originated from Japan,
called a social apartment. A social apartment emphasizes the importance of a community. It
aims to provide the occupants a perfect balance of their social and private lives. This kind of
dwelling offers a variety of room plans to adjust to the occupants’ particular needs as it ranges
from a single room with an own bath or toilet to shared ones. More importantly, it includes
common lounges designed to encourage interaction and communication among the residents.
Civitas Dormitory finds inspiration in these social apartments. But instead of having it
labeled as an apartment, proponents decided to have it as a dormitory given that it is more
appropriate for the nature of the business and its target market. The dormitory is designed to
build an environment that creates an opportunity for everyone not just to live, but also to learn
and grow together as a community. It will offer future occupants with their own bedrooms with
own toilet and bath to shared areas such as the kitchen and dining, the entertainment area, the
study hub, and the laundry area. These spaces will be fully furnished with furniture, appliances,
like microwaves and refrigerators, and anything that would fit a comfortable lifestyle. Security
and safety will also be prioritized as the management provides a 24/7 protection for its
residents.
Project’s Long Range Objectives

Within ten years from its establishment, this project aims to:

ate the Davao City market by attaining a dominant market share, and
sustain the market supply;

Promote a healthier lifestyle among citizens through the introduction of organic
lettuce to business establishments like restaurants, hotels and resorts;

Stimula
te and maintain economic stability and growth through employment and job
security to communities especially the farmers who invest their time and effort in
planting and cultivating organic products;

Address the various social and economic needs of Brgy. Bu
da through proper
utilization of the cooperative’s community development fund;
•
Fully realize social entrepreneurship wherein people invest in people, work
towards
one common goal, and achieve mutual economic success and prosperity
