SPECIAL POWER OF ATTORNEY

We, MICHAEL L. ESCALER and PATRICIA MARIA L. ESCALER, both

Filipino, of legal age, married with each other, with residence address at 1580 Cypress
Dasmariñas Village, Makati City, do hereby name, constitute and appoint RODOLFO
NATIVIDAD JR. or MA. EDEN ABUNDO as our true and lawful Attorney-in-Fact for
us and in our name, place and stead, to do and perform the following acts and deeds:

1. To transact with the Bureau of Internal Revenue, Registry of Deeds and other
government agencies, in relation to the Transfer of Title of a condominium unit
with CCT. No. (56514) 006-2019000584 along with its parking lot with CCT. No.
(60517) 006-2019000585;
2. To execute, process and sign any paper, document and correspondence, relative to
the said transaction; and
3. To do any acts necessary or proper to be done in and about the premises in order
to give full effect to the foregoing powers

HEREBY GIVING AND GRANTING unto said Attorney-in-Fact full power

and authority to do and perform any and all other acts and things whatsoever requisite
and necessary to be done in and about the premises, and hereby ratifying and confirming
all that said Attorney-in-Fact shall lawfully do or cause to be done by virtue of this
presents as fully to all intents and purposes as I could do if personally present.
