PART 1- GENERAL

1.1 HVAC DESIGN REQUIREMENTS

.1 HVAC system shall be designed to meet the latest edition of ASHRAE 62.1, ASHRAE 90.1,
and ASHRAE 55 standards. The following temperatures are for Southern Ontario, other
areas shall be designed as required for local conditions and at a minimum as required by the
National Building Code or applicable Provincial Building Code:
.1 Outside - Winter: 9.0 o C Dry bulb 24 kph wind
Summer: 26.0 o C Dry bulb and 19.0 o C Wet bulb
.2 Inside - winter: 22.0 o C daytime
Winter: 13.0 o C nighttime
Summer: 24.0 o C and 50% R.H. daytime
Summer: 32.0 o C nighttime

.2 Daytime setting to begin one hour prior to the staff arrival for 5 or 6-day operation.

.3 Night time setting for all periods while the branch is unoccupied.

.4 High efficiency HVAC units are to serve the Banks premises exclusively in a first class
manner. Furthermore, the system shall include dual enthalpy economizers, control wiring,
night setback thermostats with locked covers and burglar bars to conform to the Tenants
Mechanical drawings and specifications.

.5 Should natural gas be unavailable, and qualified service is conveniently available, provide all
heating and cooling with a multi-split variable refrigerant flow (VRF) air source heat pump
system (similar to Mitsubishi City Multi) with electric baseboard heating backup only if
necessary.

.6 Should natural gas be unavailable and qualified heat pump service not convenient, the
heating system shall be oil-fired. (See local Building Code for oil tank installation, location
and other requirements)

.7 If not included in landlord’s work, provide and install separate meter or check meter to
monitor utilities consumption in Bank premises.

.8 Supply a combination heating and cooling thermostat located adjacent to a night set back
combination time clock thermostat as required, as manufactured by Honeywell, or approved
equal with skip-a-day feature for weekends and spring power reserve. See standard detail.
Note: Detail must be included on plans by appointed consultant.

.9 All night setback controls shall be installed in accordance with the appropriate wiring
diagram for the system, local inspection requirements, and the N.E.C. Code and labeled
accordingly.

.10 Time clock to set-back, all H.V.A.C. systems to night thermostat setting and shut off water
heater, outside air damper, any perimeter electric heating, and washroom exhaust fans
unless washroom exhaust fans are controlled by light switches. See drawings for location.

.11 Note: Details of this control must be shown on the electrical plans, by appointed consultants.

.12 The wall mounted programmable thermostat(s) 3'-11" A.F.F.L. where indicated on the
drawing, shall be complete with the following:
.1 7-day programming.

.2 Independent single occupied/unoccupied time schedule.


.3 Q7300B1008 sub-base for continuous fan operation during occupied periods.
.4 Clear plastic lockable thermostat guard.
.5 Insulated sub-base required where thermostats located on exterior walls.
.6 Remote temperature sensors as indicated on drawing.

.13 Sequence of Operations for rooftop heating and cooling unit


.1 Occupied Hours
- Summer mode: Supply fan to run continuously. Compressor to operate
on demand. Gas heater is off.
- Winter mode: Supply fan to run continuously. Compressor is off. Gas
heater to operate as required.
.2 Unoccupied Hours
- Summer: Supply fan and compressor are to cycle on/off to maintain
setting of 90 °F (32 °C), outside air damper is shut
-
- Winter: Supply fan and gas heater are to cycle on/off to maintain
setting of 56 °F (13 °C), outside air damper is shut.

.14 Remote Temperature Sensors

.15 Location of remote temperature sensors shall be indicated in HVAC layout drawing.

.16 If it is deemed multiple remote sensors are required in the banking hall use average
temperature to control roof top units.

.17 Remote temperature sensor locations shall be coordinated with other disciplines and be
approved by project architect.

.18 ZONING
.1 Zoning design shall be in accordance with good engineering practice best,
applicable design criteria, and The Bank operational conditions.
.2 ABM Room, ABM Drive-Thru, ABM Vestibule and Entrance Vestibule should be
under 24/7 occupied zone.
.3 Average one 1 ton (12,000 btu/hr) cooling capacity to be provided for every 300
s.ft. of rentable area at the first stage of Site’s Lease Negotiations. (Not to be
used as HVAC design criteria)

.19 VENTILATION REQUIREMENT


.1 Minimum outside air ventilation and exhaust is to be provided by an indoor heat
recovery ventilator. Location of heat recovery ventilator is to be at ceiling level
of service room.
.2 Outside air supply and exhaust is to meet the ASHRAE 62.1 requirements for all
spaces. Include ASHRAE multi-zone calculations in specifications.
.3 Outside air from HRV is to be ducted directly to return air plenum of each roof
top unit, balance to meet outdoor air requirements in ASHRAE 62.1 multi-zone
calculations.
.4 All washroom and general exhaust to be exhausted directly by HRV without
booster fans

.5 Provide and install exhaust fan in Lunch Room, complete with one-hour
maximum time switch. Undercut lunchroom door 25mm above finished floor.
.6 Outside air from HRV is to be ducted directly to return air plenum of each roof
top unit, balance to meet outdoor air requirements in ASHRAE 62.1 multi-zone
calculations.
.7 All washroom and general exhaust to be exhausted directly by HRV without
booster fans.

1.2 ACTION AND INFORMATIONAL SUBMITTALS

.1 Product Data:
.1 Submit manufacturer's instructions, printed product literature and data sheets
for below products and include product characteristics, performance criteria,
physical size, finish and limitations.
- RTUs
- Exhaust fans
- Balancing dampers
- Fire/Smoke Dampers
- Motorized Damper
- Damper actuators
- HRV/ERV
- Diffusers, registers and grills
- Electric heaters

.2 Shop Drawings:
.1 Submit drawings stamped and signed by professional engineer registered or
licensed in [Province] of Canada.
.2 Indicate on drawings:
.1 Mounting arrangements.
.2 Operating and maintenance clearances.
.3 Shop drawings and product data accompanied by:
.1 Detailed drawings of bases, supports, and anchor bolts.
.2 Acoustical sound power data, where applicable.
.3 Points of operation on performance curves.
.4 Manufacturer to certify current model production.
.5 Certification of compliance to applicable codes.
.4 Use MCAC "Shop Drawing Submittal Title Sheet". Identify section and
paragraph number.

1.3 CLOSEOUT SUBMITTALS

.1 Operation and Maintenance Data: submit operation and maintenance data for [_____] for
incorporation into manual.
.1 Operation and maintenance manual approved by, and final copies deposited
with, Consultant before final inspection.

.3 Maintenance data to include:
.1 Servicing, maintenance, operation and trouble-shooting instructions for
each item of equipment.
.2 Data to include schedules of tasks, frequency, tools required and task
time.
.4 Performance data to include:
.1 Equipment manufacturer's performance datasheets with point of
operation as left after commissioning is complete.
.2 Equipment performance verification test results.
.3 Special performance data as specified.
.4 Testing, adjusting and balancing reports as specified in Section 20 08
05 - Testing, Adjusting and Balancing for HVAC.
.5 Approvals:
.1 Submit 2 copies of draft Operation and Maintenance Manual to
Consultant for approval. Submission of individual data will not be
accepted unless directed by Consultant.
.2 Make changes as required and re-submit as directed by [Consultant].
.6 Additional data:
.1 Prepare and insert into operation and maintenance manual additional
data when need for it becomes apparent during specified
demonstrations and instructions.
.7 As-built drawings:
.1 Prior to start of Testing, Adjusting and Balancing for HVAC, finalize
production of as-built drawings.
.2 Identify each drawing in lower right hand corner in letters at least 12 mm
high as follows: - "AS BUILT DRAWINGS: THIS DRAWING HAS BEEN
REVISED TO SHOW MECHANICAL SYSTEMS AS INSTALLED"
(Signature of Contractor) (Date).
.3 Submit to Consultant for approval and make corrections as directed.
.4 Perform testing, adjusting and balancing for HVAC using as-built
drawings.
.5 Submit completed reproducible as-built drawings with Operating and
Maintenance Manuals BNS project manager.
.8 Submit copies of as-built drawings for inclusion in final TAB report.

1.4 MAINTENANCE MATERIAL SUBMITTALS

.1 Furnish spare parts as follows:


.1 One set of packing for each pump.

.2 One casing joint gasket for each size pump.


.3 One head gasket set for each heat exchanger.
.4 One glass for each gauge glass.
.5 One filter cartridge or set of filter media for each filter or filter bank in addition to
final operating set.
.6 One set of belt for each fan
.7 One set of belt for each rooftop A/C unit.

.2 Provide one set of special tools required to service equipment as recommended by


manufacturers.

.3 Furnish one commercial quality grease gun, grease and adapters to suit different types of
grease and grease fittings.

1.5 DELIVERY, STORAGE AND HANDLING

.1 Deliver, store and handle materials in accordance with manufacturer's written instructions.

.2 Delivery and Acceptance Requirements: deliver materials to site in original factory


packaging, labelled with manufacturer's name and address.

.3 Storage and Handling Requirements:


.1 Store materials in accordance with manufacturer's recommendations in clean,
dry, well-ventilated area.
.2 Replace defective or damaged materials with new.

PART 2- PRODUCTS

2.1 MATERIALS

.1 Not used.

PART 3- EXECUTION

3.1 EXAMINATION

.1 Verification of Conditions: verify that conditions of substrate previously installed under other
Sections or Contracts are acceptable for [_____] installation in accordance with
manufacturer's written instructions.
.1 Visually inspect substrate
.2 Inform Consultant of unacceptable conditions immediately upon discovery.
.3 Proceed with installation only after unacceptable conditions have been
remedied.

3.2 PAINTING REPAIRS AND RESTORATION

.1 Prime and touch up marred finished paintwork to match original.

.2 Restore to new condition, finishes which have been damaged.

3.3 SYSTEM CLEANING

.1 Clean interior and exterior of all systems including strainers. Vacuum interior of ductwork
and air handling units.

3.4 FIELD QUALITY CONTROL

.1 Manufacturer's Field Services:


.1 Obtain written report from manufacturer verifying compliance of Work, in
handling, installing, applying, protecting and cleaning of product and submit
Manufacturer's Field Reports
.2 Provide manufacturer's field services consisting of product use
recommendations and periodic site visits for inspection of product installation in
accordance with manufacturer's instructions.

3.5 DEMONSTRATION

.1 Consultant will use equipment and systems for test purposes prior to acceptance. Supply
labour, material, and instruments required for testing.

.2 Supply tools, equipment and personnel to demonstrate and instruct operating and
maintenance personnel in operating, controlling, adjusting, trouble-shooting and servicing of
all systems and equipment during regular work hours, prior to acceptance.

.3 Use operation and maintenance manual, as-built drawings, and audio visual aids as part of
instruction materials.

.4 Instruction duration time requirements as specified in appropriate sections.

.5 Consultant will record these demonstrations on video tape for future reference.

3.6 COMMISSIONING

.1 At the time of substantial completion of the premises or shortly thereafter, the HVAC system
shall be “commissioned” under the direction of the Mechanical Consultant representing the
Bank.

.2 The HVAC commissioning shall be performed by the installing mechanical contractor and
will be witnessed by a Honeywell Canada technician. All deficiencies noted shall be
immediately brought to the attention of the Mechanical Consultant.

.3 The commissioning process shall be guided using the Bank’s commissioning format as per
the attached, to ensure that all aspects of the systems are correctly checked. HVAC system
drawings must be made available by the General Contractor to Honeywell at the time of
commissioning

.4 If the HVAC system control encompasses the use of a DDC control program, this shall be
field tested as part of the commissioning process. This requires the controls installer and/or
a programmer to be present and Honeywell to send a controls technician to witness that
function.

.5 The Consultant Architect, Mechanical Consultant, the installing HVAC contractors and
controls installers will require up to a full day to conduct the various tests and commissions.
The control field commissioning on the DDC system may require a separate full day with a
Honeywell controls technician. The fee for these services is to be carried in the tender
submission by the appropriate party excepting Honeywell’s costs.

.6 Finally, the controls company must ensure that proper software access password and
sequence of operations for all DDC control systems are provided at the commissioning
phase to Honeywell Canada.

.7 System access for Honeywell or any national HVAC supplier is not negotiable. It is a
mandatory obligation of this division. The bank owns the DDC system. The exception is in
leased premises where the landlord is fully responsible for the HVAC systems, maintenance
and servicing.

3.7 CLEANING

.1 Leave Work area clean at end of each day.

.2 Final Cleaning: upon completion remove surplus materials, rubbish, tools and equipment
Waste Management: separate waste materials for [reuse] [recycling]
.1 Remove recycling containers and bins from site and dispose of materials at
appropriate facility.

3.8 PROTECTION

.1 Protect equipment and systems openings from dirt, dust, and other foreign materials with
materials appropriate to system.
