This agreement made at Noida, U.P. on ..2nd..day of …March,2021..between


Mr. Alan Harper having his Registered Office at Core-3, Scope Complex,7
Institutional Area, Lodhi Road, New Delhi – 110003 of one part and M/s--
Morpheus Design Studio a firm having its office at …New Delhi… (here in after
called the Morpheus Design Studio ) which expression shall, unless repugnant
to the context or meaning thereof, include their respective heirs, executors,
administrators and assigns of the other part. WHEREAS, Morpheus Design
Studio, has been appointed as Execution Agency and has been retained as
agent by for the work pertaining to Farmhouse at Noida. Now therefore, this
agreement witnesses that the said M/s Morpheus Design Studio, are hereby
appointed for rendering consultancy services to Mr. Alan Harper for the
aforesaid project on the terms and conditions.

SCOPE OF WORK

ARCHITECTURAL SERVICES
1. Visiting and analyzing the site. Preparation of conceptual layouts as per local
/ applicable code aspects and preliminary cost estimates after obtaining the
brief from the client for approval.
2. Preparation of Statutory drawings for approval for all the authorities and
assist client in obtaining such approvals.
3. Preparation of Site Plans, Site Layout, Block plans and advises the client
regarding optimum utilization of area such as location of services areas, Fire
zones etc.
4. Prepare detailed specifications of work. Cost estimates including rate
analysis.
BOQ's and Tender documents in consultations with the clients and if required
assist the client in short listing of contractors, clarifications during negotiations.
5. Prepare Architectural, Civil structure, M.E.P, Builders Work Layouts and
external development tenders including Facade and Working Drawings and
issuing coordinated plans incorporating all the services for execution of works
at site.
6. Incorporate non-conventional energy source (Solar) as per obligatory
authority requirements, if any.
7. Review shop drawings of vendors.
8. Prepare perspective views to make the client to understand the elevation
blocking including the external material cladding etc.
9. Prepare Interior layout drawings of all the common areas and tentative
interior layout plans to work out the loads and capacities for consultants and
suggest the color schemes, finishing schedules, door widow schedules and
elevations etc.
10. Preparation of Landscaping & external development layout drawings.
11. Site visits monthly as required - to clarify, inspect the Work, and help the
Client / operator to take the project to the final completion.
12. All the soft and hard copies of drawings shall be submitted to client in time.

SCOPE COVERED IN DRAWINGS


a. Architectural Working drawing plans with complete grid layouts and
dimensions for all floors, plans, site plan, coordination with back of house
consultant, elevations, and sections, designing of structures and structural
drawings hereinafter referred to as WORKING DRAWING SET.
b. Door / Window Schedules and drawings
c. Elevation / design details for typical Facade work, railing designs and
boundary walls.
d. External development - road works, water supply system, sewage disposal,
storm water, rainwater harvesting & fire fitting scheme / sanitary system,
landscaping work (soft & hard), swimming pool, water bodies, commercial
development, water feature & landscape elements.
e. Gate, boundary wall, lifts lobbies etc.
f. Electrical schemes / block diagrams, layout Plans of all floors including LV,
ELV systems.
g. DG Backup scheme and layouts.
h. Central Battery scheme with layouts as agreed.
i. Plumbing and Sanitary schemes, WTP, Layout plans for all floors.
j. Parking drains, sump pits, and waste collection pits (STP) and grease traps
detail as required.
k. External Electrification inside the Plot area.
l. Fire Fighting schemes and layouts with pump room, Access Control &
Security System etc.
m. Basement ventilation system as per approved scheme. n. Ducting Layouts –
Supply Air, Return Air, Fresh Air, smoke Extract, Odor Neutralizer system
layouts as agreed. Condenser & Chilled Water Piping system with location of
Equipments including AC plant room.

SUPERVISION
Providing Supervision and monitoring of the quality of the execution of the
project. Supervision would entail two meetings every month - one site visit by
the architect / representative of the architect and also to attend coordination
and review meeting at site and at H.O in Noida as and when required by the
client / operator. Supervision would also entail providing timely clarifications
and discussions by the Architect's team to the Officer-in Charge.

MODE OF PAYMENT

WHAT ARE ARCHITECTURAL COMPETITIONS?
• An architectural design competition is a type of
competition in which an organization or government
body that plans to construct a new building invites
architects to submit a design proposal.
• The winning design is usually chosen by an
independent panel of design professionals and
stakeholders (such as government and local
representatives).
• Its used to generate new ideas for the building design,
to stimulate public debate, to generate publicity for the
project, and to allow emerging designers the
opportunity to gain exposure.
• Such competitions are mainly conducted for
commissions for public buildings: in some countries rules
for tendering public building contracts stipulate some
form of mandatory open architectural competition.
GUIDELINES GUIDELINES

• The purpose of Guidelines is to indicate the principles ARTICLE 1

TERMINATION OF THE COMPETITION
The promoter may terminate the competition if in the opinion of the Board of Assessors none of the
competition designs could be declared as a winning entry.

APPOINTMENT OF ARCHITECT
The award of the first prize to the competition design places the promoter under an obligation to appoint
its author as the architect for the commissioning of the project.

EXHIBITION OF ENTRIES
All competition designs including those disqualified by the Board of Assessors shall be exhibited for at
least one week together with a copy of the signed report of the Board of Assessors. The exhibition shall be
open to public free of charge.

RETURN OF DESIGN DRAWINGS


All drawings, plans, models etc. submitted by the competitor except those of the winning design shall be
returned by the promoter at the end of the public exhibition at his own cost.
