PLANNED PREVENTIVE MAINTENANCE TASK SHEET


Prior to any maintenance:

1. Disconnect all electric power, including remote disconnects before servicing. Follow proper lockout/tagout procedures
to ensure the power cannot be inadvertently energized. Failure to disconnect power before servicing could result in
death or serious injury. Unless directed differently in the instructions below.
2. You must wait until all surfaces cool down and all moving parts completely standstill.
3. You must ensure that proper PPE (personal protective equipment) is always worn while working.
4. You must set up appropriate SAFETY BARRIERS & SIGNS when performing any work.
5. You must measure and record the system parameters before and after the maintenance
SCHEDULE OF FREQUENCY Annually
EQUIPMENT DESCRIPTION Air Handling Unit/FAHU

 Please obtain work permit from the client to carry any of the below tasks.
 Turn OFF the FAHU and isolate.
 Attach a “Lock Out” tag on the electrical panel.

FILTERS
Primary Filters
 Remove and wash primary pleat filters.
 Check the clean filters are correctly seated to eliminate all air bypasses.

Secondary Filters (if applicable)


 Inspect bag filters for cleanness and any possible damage to pockets. If damage is found, replace immediately.
 Check the clean filters are correctly seated to eliminate all air bypasses.

FAN BELTS
 Inspect belts for wear and damage; replace if necessary.
 Check for correct belt tension, adjust if necessary.

BEARINGS
 Check the condition of Motor & Blower bearings. Apply grease or replace if necessary.

PULLEYS
 Check the alignment of the V-belt drive using a straight edge; Correct / re-align as required.
 Tighten grub screws on motor pulley and fan pulley.
 Inspect pulleys and shafts for corrosion. If rust is found, wire brush the surfaces and treat with rust converter.

FAN
 Clean the surfaces of the fan impeller using a damp cloth, if necessary. There should never be any accumulation of dirt
on the fans as this would indicate that the filter system is not being correctly maintained.
 Check the flexible discharge connection for any signs of wear and any leaks. Repair if the connections are suspected.
 Check for any signs of wear or play on the fan shaft.

 Check blower AV mounts.

CHILLED WATER PIPING


 Fully close and fully open the shut off valves to ensure correct operation.
 Inspect the valve handles for signs of rust. If rust is found, rusted surfaces should be wire brushed, treated with rust
converter, and painted.
 The drain valve should also be inspected for signs of corrosion. If rust is found, rusted surfaces should be wire brushed,
treated with rust converter, and painted.
 Open and clean the strainer. Note in the comments section if strainer is found to be dirty.
 Inspect pipe work, shut off valves and valve actuator for any leaks. Report to your supervisor if leaks are found.
 Check for correct operation of the CHW-VA. Contact the BMS operator, ask for the CHW-VA to be overridden to 100%
thereafter to 0%. Observe for correct operation.
 Inspect the condition of pipe cladding. Report any serious damage.

CHILLED WATER COIL


 Wash down the coil using a high-pressure pump, chemicals and water.
 Inspect the cooling coil for any signs of damage or corrosion.
If the fins are damaged or bent, straighten using a correctly selected fin comb.
If the fins are seriously damaged, report to your supervisor.

DRIP PAN
 Remove any large dirt particles of foreign matter, which may affect the drainage of the condensate water.
 Clean condensate drip pan using a hose pipe and rags and check drains run ‘‘Free”.

UNIT CASING
 To provide a clean and neat appearance of the air handling unit for their full life span, clean the external and internal
surfaces of the casing with a damp cloth.
 Inspect the surfaces for rust. If rust is found, sand the surface, treat with rust converter and repaint with the original
paint color.

GENERAL
 Inspect access door latches and hinges; replace if broken.
 Check all air ducts
 Check the dampers for free and unobstructed movement; secure mounting of turning vanes; thermal insulation;
acoustic lining; sensing elements and check for any damages.
 Restart the unit with the access door open and check for any abnormal noise. Great care should be taken when starting
the unit. (Inform other fellow workers that the unit is about to start)
 If abnormalities are found, identify the problem and report to your supervisor.
 Check the unit controls and record the parameters.

This part must be conducted by a qualified electrician:


 Test and record insulation resistance of motor windings.
 Tighten all terminations.
 Correct motor overload insulation trips settings.

Note: If values recorded are harmful to life or equipment contact supervisor

REPORT ALL DEFECTS TO DUTY SUPERVISOR AND IF THERE IS ANY DOUBT, PLEASE REFER TO THE MANUFACTURERS’ INSTRUCTION MANUAL.
