DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

ROBERTO M. BALLESTEROS, of legal age, married, Filipino, and


with residence address at 58 Luzon Bay Winnipeg, MB, R20R2,
Canada, herein represented by his Attorney-in-Fact, ROMILL
BARTOLOME, of legal age and a resident of 181 Quirino Hi-way, Baesa,
Quezon City, and hereinafter referred to as the “SELLER,”

– and –

ELOISA P. DE LEON, of legal age, single, Filipino, and with residence


address at 595 22nd St., Phase 5, Sto. Niño, Meycauayan, Bulacan,
hereinafter referred to as the “BUYER”

WITNESSETH:

The SELLER is the owner of a lot and parcel of land and its
improvements as evidenced by Transfer Certificate Title no. T-86.212 (M)
(Annex “A”) particularly described as follows:

Owner: Roberto M. Ballesteros, married to Rosario C. Ballesteros


Address: Bo. of Perez, Meycauayan, Bulacan

DESCRIPTION OF THE LAND

“ A parcel of land (Lot 4, Blk. 12 of cons. & subd. plan Pcs-


04-000995, being a portion of the cons. of Lot 5-B-l, Psd-04-
001857, Lot 2, Psu-40414, Lot 1, (LRC) Psd-291805 & Lot 3,
Psu-64129, LRC Rec. Nos. 801, 55206, 37819, & N-29282),
situated in the Bo. of Perez, Mun. of Meycauayan, Prov. of
Bulacan. Bounded on the W., along line 1-2 by Lot 3, Blk.
12; on the N., along line 2-3 by Road Lot 11; on the E., along
line 3-4 by lot 5, Blk. 12; on the S., along line 4-1 by lot 15,
Blk. 12, all of the cons. & subd. plan. Beginning at a pt.
marked “l” on plan being N. 52 deg. 38’E., 5430.18 m. from
BLLM l, Mun. of Meyc., Bul.; thence N. 2 deg. 52’W., 17. 43
m. to pt. 2; thence N. 87 deg. 08’E., 12.00 m. to pt. 3; thence
S. 2 deg 52’ E.,”
WHEREAS, the BUYER has offered to buy and the SELLER has agreed to
sell the aforedescribed property for the amount of Six Million Five Hundred
Thousand Pesos (Php 6,500,000.00).

NOW THEREFORE, for and in consideration of the sum of Six


Million Five Hundred Thousand Pesos (Php 6,500,000.00) Philippine
Currency, hand paid by the vendee to the vendor, the SELLER DO HEREBY
SELL, TRANSFER, and CONVEY by way of Absolute Sale unto the said BUYER,
her heirs and assigns, the certain parcel of land together with all the
improvements found thereon, free from all liens and encumbrances of whatever
nature including real estate taxes as of the date of this sale.
