EXTRA JUDICIAL SETTLEMENT

WITH CONTRACT TO SELL

WE, FRANCISCA PEHIPOL LOGDAT and


________________________, both of legal age, Filipino Citizens , resident and
with postal address at _______________________________, after having been
duly sworn to in accordance with law, do hereby depose and say:

1. That WE are the legitimate and only surviving heirs of the deceased MARIA
PEHIPOL who died intestate on AUGUST 01, 2012 in PAETE, LAGUNA.
Photocopy of her Death Certificate are herewith attached and marked as “Annex
A” hereof;

2. That said deceased died intestate, without will or testament and without any
outstanding debts in favor of any person or entity;

3. That during her lifetime, she acquired a certain property which is more
particularly described as follows:

4. That pursuant to Section 1, Rule 74 of the Revised Rules of Court of the


Philippines and being with capacity to contract, we hereby adjudicate unto ourselves in
co-ownership of the above-described property and hereby warrant title thereto;

5. That for and in consideration of the amount of the sum of FIVE HUNDRED
THOUSAND (Php 500,000.00), Philippine Currency, payable in the manner
hereunder expressed, the VENDOR has agreed to sell unto the VENDEE, and the
VENDEE agreed to buy from the VENDOR, subject to the following conditions of this
Contract:

1. The VENDEE agreed to pay the VENDOR upon the execution of this CONTRACT the
sum of TWO HUNDRED THOUSAND (Php 200,000.00), Philippine
Currency as down payment on account of the purchase price and agree to pay the
balance of THREE HUNDRED THOUSAND (Php 300,000.00), Philippine
Currency, on or before ___________;

2. The Capital Gains Tax, Real Estate Tax, Documentary Stamp Tax, Registration Fee,
registration expenses, and all other miscellaneous fees and expenses shall be to the
account of the VENDEE;

3. The VENDEE shall bear the expenses for the preparation and notarization of this
Contract as well as the Deed of Absolute Sale mentioned under paragraph 5 below;

4. Possession to the subject property shall be delivered by the VENDOR to the VENDEE
upon full payment of the total consideration;

5. Upon full payment of the total consideration, the VENDOR shall sign and execute a
DEED OF ABSOLUTE SALE in favor of the VENDEE. The VENDOR shall likewise
execute and/or deliver any and all documents, including but not limited to the
original copy of the Transfer Certificate of Title, Tax Declaration, and all other
documents necessary for the transfer of ownership from Vendor to the Vendee.

6. That I hereby guarantee that no other claimants shall come forward anytime
hereafter and I shall personally be liable to the Assessors Office of Paete, Laguna and
its officers and staff from any and all claims that may arise by virtue of this
Adjudication with Contract to Sell.
