OPTION: The SELER and BUYER will execute the necessary Extra-Judicial
Settlement of Estate with Simultaneous Sale and allows the BUYER to process the
transfer with the Bureau of Internal Revenue and the publication. Upon the release of
the Affidavit of Publication, the BUYER shall settle the balance of TWO MILLION
THREE HUNDRED THOUSAND (Php 2, 300,000.00), Philippine Currency. Upon
full payment the SELLER will allow the BUYER to process the registration of the
said transfer before the Office of the Registry of Deeds-La Union.
4. The SELLER shall undertake all the expenses incidental to the transfer of the property
in the name of the SELLER.
5. Once the newly approved Tax Declaration is released in the name of the SELLER, the
parties will execute the DEED OF ABSOLUTE SALE in favor of the BUYER;
6. The BUYER shall shoulder the payment of Capital Gains Tax, DST, transfer fee,
registration fee, and notarial feeling including the preparation of all the legal
documents for transfer and other expenses which is incidental to the transfer of the
said property.
7. The BUYER shall facilitate or process the transfer of the said property.
Note: This agreement is subject to the final terms and conditions in the Deed of Sale.
