SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THIS PRESENTS THAT:

I CLARO MORAN BESMONTE, of legal age, Filipino, married, resident of

Bagumbayan Pequeño, Goa, Camarines Sur, do hereby NAME, APPOINT,
CONSTITUTE, JONAS NOBEL C. ARRIOLA, also of legal age Filipino, single and
resident of Catagbacan, Goa, Camarines Sur, to do and perform the following acts, thing
and deeds as if I am personally present, to wit:

1. To transact personally, to follow-up, to process, to cause for release, to

make payments to all and any dues pertinent thereto, to claim and receive,
to withdraw all and any pertinent documents, to and from the office of the
Bureau of Internal revenue (BIR), Register of Deeds (ROD) in Naga City,
Municipal Assessor’s Office of Goa, Camarines Sur, Provincial Assessor’s
Office in Pili, Camarines Sur, Community Environment and Natural
Resources Office (CENRO), Department of Agrarian Reform Office (DAR),
and all or any other concerned government agencies relative to proper
documentation and consequent segregation of title that portion of land,
specifically, One Hundred Twenty Three square meters (123 sq.m.), more or
less, which is covered by Original Certificate of Title No. RP-1359 (26079)
[Free Patent No. 368413], to transfer in the name of CLARO MORAN
BESMONTE, married to Raquel Ursua Besmonte;
2. To do and perform whatever any other acts in connection herewith if only
to carry out the abovementioned powers;

I HEREBY GIVE AND GRANT unto said attorney-in-fact full powers and
authority to do and perform all and every act requisite or necessary to carry out into
effect the foregoing powers, as fully to all intents and purposed as I might or could
lawfully do if personally present, with full power of substitution and revocation, and
hereby ratifying and confirming all that my said attorney-in-fact shall lawfully do or
cause to be done by virtue hereof.
