101 The Project


• Project reference: 16-084
• Project title: Alma Phase 2 - Community Facilities
• Project description: This specification is to be read in conjunction with PTE GA plans & Planning
drawings (PL series)
Contractor's proposal is assumed for the materials where no manufacturer/supplier is stated, but facing
materials and visible building components always need to be confirmed by the Employer. (This includes all
specified internal finishes.)
If different materials are used from those specified, these replacements need to be equal to those they
replace and agreed by/with the Employer.

The Structure for the Youth Centre uses a steel frame with precast concrete floor and Roof slabs.
Welcome Point and Community offices is in Situ cast Concrete frame and foundations.

101 A Environmental Considerations.


• 1: - Chemical treatment such as formaldehyde to be restricted.
- Timber treated only when essential - any treatment to be under controlled conditions off site.
- Avoid materials containing CPCs and HCFCs.
- All insulation material must be rated zero for ozone depletion potential (ODP) and have GWP of less than
5.
- No materials rated 'C' or lower in the BRE Green Guides to Specification' will be used to satisfy BREEAM.
- Suppliers and manufacturers information must be provided by the contractor to prove that materials are
responsibly sourced to satisfy BREEAM.

101 B General Requirements.


• 1: General exclusions
The following materials and products must not be specified or used in the works:
- High alumina cement in structural elements
- Woodwool slab in permanent formwork to concrete
- Slag in hardcore
- Ordinary Portland Cement in concrete which is in direct contact with sulphate bearing hardcore or subsoil
- Calcium Chloride in admixtures for use in reinforced concrete
- Aggregates in concrete that do not comply with British Standards
- Urea formaldehyde foam, or other materials which may release hazardous quantities of formaldehyde
- Asbestos products
- Sheep's wool insulation
- Lead, lead in paint and other products with lead which may be ingested, inhaled or absorbed, except
where copper alloy fittings containing lead are specifically required in drinking water pipework
- PVC products with less than 85% recycled content

- Pitch polymer DPC
- Polychlorinated biphenyls
- Materials containing mineral fibres with a diameter of 3 microns or less and a length of 200 microns or
less or which contain any fibres not scaled or otherwise stabilised to ensure that fibre migration is prevented

110 B Performance Standards


1: Workmanship will be required to comply with the relevant sections of the latest BS8000. Where any
British Standard or Building Regulation is amended or upgraded, the new version shall take effect -
even if such amendment is not specifically mentioned in the text of this document -unless otherwise
indicated.
All materials, fittings and equipment shall comply with the latest relevant versions of the following
documentation:
- Current Building Regulations ( valid at the time of BC Application)
- Planning conditions including Secured by Design Requirements
- Building warranty provider's technical standards ( Zurich or approved equivalent)
- British Standards or British Codes of practice
- Relevant BRE digests
-Relevant British Board of Agreement Certificates or other approved certification
- Local Water Authority Requirements
All materials, components, building elements and building systems used, subject to a proper
maintenance regime, shall achieve the 'typical' average life expectancy detailed in the summary table
of the BCIS (Building Cost Information Service) publication 'Life Expectancy of Building Components -
surveyor's experiences of buildings in use - a practical guide' or better, with the exception of the
structure which shall be 60 years.

110 C Materials
• 1: At least three of the following 5 key building elements need to achieve a relevant Green Guide
(2008) rating no worse than D to satisfy BREEAM :

Suppliers and manufacturers information must be provided to the contract administrator by the contractor
to prove that materials are responsibly sourced. FSC chain of custody certification is required for all timber
products.

110 D Sustainability

The BREEAM requirement to be determined with planning team.
2 : Acoustics - See Acoustic report - SRL Acoustic Report - Youth and Community Centre - treatment for
external noise to be as stipulated by the Acoustic Consultant. For acoustic performance requirements refer

Ensure detail and installation of light boxes/sockets, service penetrations etc. does not affect acoustic
performance.

110 F NOTE ON NBS CREATE FORMAT OF SPECIFICATION

NBS Create covers architecture, landscape, structural and building services content, enabling an entire
project team to produce a single, integrated specification.

Critically the NBS Create specification format uses the new European Uniclass numbering system
which will be unfamiliar to those used to using the older NBS Building Specification numbering system.

3.1 General Areas

Plasterboard linings on external walls in general areas must be broken at the junction with the internal
partiions.

Corridor partitions must not be continuous across acoustic partitions. The acoustic partition must break the
lining of the room side leaf of a corridor partition. If the partition between rooms has to butt against the

inner board of the corridor wall, it must be tight fitting and well-sealed, and the boards of the corridor must
be broken with a gap of at least 10mm within the partition to limit noise flanking.

Deflection head details must be designed so that they do not reduce the sound insulation achieve on site
to do this I recommend at least 20mm overlap of the top board and head plate with the joint sealed on both
sides of the wall.

stringers. Top rail of balusters will be in 8 x25mm flats. PPC finish RAL 9016. All to comply with AD Part K
Handrails will be 50mm tubular PPC finish RAL 8019.

Internal Timber flush doors – Bellsure Supplies Ltd with Safehinge AluMax hinges - Doors and assemblies
to withstand severe duty, have a life expectancy of 30years.

-Fire – refer to Fire Strategy. All doors to achieve min 30 min rating
- Certification of Fire and Acoustic properties to all door types is required.
- Hard wood lipping to 4 sides of door.
- Door and Screen Frames to be of paint grade. Colour TBC
- When door and screen are adjacent create one frame for both door and screen – see internal door
schedule
- Vision panels as required for part M and DDA approval. Timber frames + MDF solid core for fire rated
doors. See internal door schedule for size
- Pre-finished factory applied laminate finish. Colours TBC. Colours to be contrasting by min 30 points
- Include standard 72mm architraves and fitting accessories.
- Note that the internal frame stile to the long vertical edges of doors shall comprise at least 150mm
