CIVIL WORKS

PARTICULAR SPECIFICATION

1- SCOPE OF WORK :

The scope of work of this job is construction, completion and maintenance of the
following, all the dimensions and built-up areas shall be as per the tender drawings :

 Block A : Warehouse for printing and packaging.

 Block B : Office block ( Ground + Mezzanine floor, attached to


Warehouse.

 Misc. buildings like guard room, sub-station, electrical room, telephone


room, ETC room (see specifications attached) and pump room (as per the
sketch).

 External works.

 Compound wall.

1-1 All the works to be Executed as per drawings, specifications and local
authorities requirement.

1-2 Contractor shall clear the site from any bushes, debris, and plants before starting the
work and carryout all works to get site demarcation and fencing, site services etc.

1-3 The existing ground of the plot shall be leveled to be correct level as per the
Authority gate level, contractor to visit the site include required filing or cutting reaching
the required level.

1-4 All sub-contractors shall be approved by the consultant.

1-5 The attached drawings and specifications shall be considered as an integral


part of the contract and in case any discrepancy arises and between the drawings
specifications the consultant takes the final decision.

1-6 Samples for all materials used for construction work shall be submitted at least
2 weeks prior to starting the respective work.

1-7 Project program to be submitted to the consultant within one week of signing the
con- tract.
1-8 Contractor’s price should include all the earth work (backfilling, leveling, de-
watering etc.).

1-9 Find attached with the tender document copy of soil report and level survey.

1-10 Contractor’s offer should include detailed Bill of Quantities covering all the major
following items:

1-11 The office block shall be having provision for future Mezzanine

1-12 Contractor’s offer should comply with the architectural design and all the
features shown in the attached elevation and drawings

1-13 Contractor’s offer should include designing (arch., structural, structural steel,
MEP, etc…) and arranging the full set of drawings complying with all the features shown
in the attached elevation and architectural drawings within 4 weeks from the date of
awarding the project (date of letter of intent)

2- SUB- STRUCTURE :

2-1 Excavation for foundation shall be 1 m below the existing ground level or as
recommended by soil investigation report (attached), and as decided by the consultant.

2-2 The foundation strata shall be compacted well and shall be tested for the
degree of compaction that shall be less than 95% of MDD.

2-3 Any surplus excavated materials shall be carted away from the site to
disposing yard as per authorities approval.

2-4 All backfilling around foundation, in plinth and or plot filling shall be carried out
with approved filling material in layers of not more than 200 mm. each layer shall be well
compacted with 20T roller. Each layer shall be well watered during compaction that shall
not be less than 95% of MDD.

2-5 All concrete shall be ready mix from an approved supplier.

2-6 PCC Blinding; Grade 30

2-7 All concrete used for footings, tie beams and ground slab shall be SRC ready
mix concrete of 40N/mm2 compressive cement ratio shall not be more than 0.45.

2-8 One layer of 1000 gauge polythene sheets shall be provided below the
blinding of the footing, below ground slabs and below the blinding of tie beam.

2-9 100 mm thick PCC blinding consisting of 1:1.5:3 mix concrete grade 30 shall be
provided below footing, tie beams and floor slab.

2-10 200 mm thick solid blocks shall be provided under all tie beams from footing level
up to soffit of tie beam around periphery of building.

2-11 Two coats of cold rubberized bitumen paint shall be applied to concrete
and block works in sub-structure from Lavatex 200.

2-12 200 mm thick road base shall be provided below grade slab and shall be
properly leveled, watered and compacted up to 97% dry density.

2-13 200 mm thick CHB wall up to 2.4 m height for block A.

2-14 Floor slab shall be 200 mm thick concrete reinforced with double layer of BRC A-
252 mesh (top and bottom) with all necessary construction/ expansion and control
joints.

2-15 The ground floor slab shall be finished with epoxy antistatic / conductive flooring
Nitoflor conductive from Fosroc for machineries and all other areas in block (A) and
provided with road marking showing the passages and different zones.

2-16 Two stages anti termite treatment for substructure with BIFLEX TC or equal shall be
carried out by an approved applicator with20 years warranty .

2-17 Your offer shall include all the provision for the machines (machine foundations,
Builders work, etc….) as per attached drawings and machines catalogues and details.

2-18 The loading unloading platforms for buildings shall be at a level of -1.2m from
warehouse FFL provided with necessary retaining walls .Sumps and pumps shall be
provided as required. Necessary ramps shall be provided for the loading platforms, as
per attached drawings .

3- SUPER STRUCTURE :

3-1 Slabs on profiled steel decking shall have minimum overall thickness of 200 mm
reinforced with two layers of BRC A- 252 mesh with necessary construction/expansion

joints. Please refer to machinery site preparations for MAN and BOBST
specifications.

3-2 All exposed steel columns in the office areas shall be encased in reinforced
concrete up to false ceiling height in the office.

3-3 The external block wall for all buildings shall be consist of 200/250 mm thick
thermal insulated, concrete block works from IPEX/ Phonix as shown in the
drawings with all necessary RCC structural beams and columns.

3-4 All internal partition walls for all building shall be 200 mm thick concrete
hollow block work except wet areas shall be 100 mm thick with all the necessary RCC
structural lintels and columns so as to divide the block wall area up to 14 m2 all block
work shall be provided with layer reinforcement at every 2 layers and stainless steel
hold fast shall be used at every second layer at the connection with concrete column.

3-5 Blocks works shall be fully wet before commencing plaster works. All joints shall be
well prepared. The internal plaster shall be 15 mm thick and the external plaster shall be
20 mm thick with cement sand ratio 1:2 mix to approval.

3-6 All joints between concrete and block work shall be provided with stainless steel
mesh. All corner and plaster stop beads shall be stainless steel all to consultant approval.

3-7 Flat roof (if applicable) areas shall be watered proofed with 5 mm thick reinforced
bituthene sheet (Index Testudo) and 50 mm polyurethane insulation boards over foam
concrete and necessary skirting, sealant, flashing etc. protected with and
protected by 5 cm. thick cement screed and 500 mm x 500 mm x 50 mm thick cement
tiles supported on CARO support.

3-8 The office block shall be provided with drywall gypsum partitions with two layers of
12.5mm thick gypsum boards on either sides of 148mm wide G.I stud at 600mm c/c
vertically and 1200mm c/c horizontally in alternate studs with 100 mm thick 30kgs/m3
density rockwool infill including jointing , taping finished with two coats of emulsion
paint

3-9 All exposed steel columns in the office block shall be encased in gypsum upto
false ceiling height

3-10 All exposed steel columns in the warehouse building shall be encased with plain
concrete upto 1.2m height

4- STRUCTURAL STEEL WORKS :

The main building steel structure shall be pre-engineered system from approved
supplier.

All dimensions and type of framing shall as per drawings and to approval of
Authorities.

Designed Loads :

0.6 KN/m2 live load on frame frames.


1.20 KN/m2 wind load on main frame.
3.75 KN/m2 dead load for mezzanine.
5.0 KN/m2 live load on mezzanine.
0.25 KN/m2 collateral load on main frames A/C ducting and false ceiling.

4-1 Minimum thickness of main frames shall be 6 mm.

4-2 Main steel sections (I beams, I columns) shall be sand blasted to SA2 ½ and shop
coated with one layer factory red oxide + one layer workshop red oxide + two layers
of cementations fire rated coats. Secondary members shall be pre- galvanized.

4-3 All the exposed primary steel members shall be finished with fire poof in
tumescent paint achieving minimum 2 hours fire rating to the approval of
consultant.

4-4 Roof cladding consisting of 0.7 mm thick aluminium profile sheet. Roofing type
32/ 207 Polyester coated, 50 mm thick injected Polyurethane foam insulation of 35 kg/m
with 26 Ga. thick galvanized polyester coated low-rib steel liner inside.

4-5 Walls cladding consisting of 0.5 mm thick aluminium profile sheet. Roofing type 32/
207 Polyester coated 50 mm thick injected Polyurethane foam insulation of 35 kg/m with
26 Ga. thick galvanized polyester coated low-rib steel liner inside.

4-6 0.9 mm Thick aluminium Polyester coated gutters with UPVC full height
downspouts.

4-7 Supply & install 4m W x 4m H overhead sectional doors automatically


operated of Crawford UK, Richard Wilcox Canada to the approval of the
engineer.

4-8 Wall bracing shall be portal as per MBMA code design to the approval of
authorities
4-9 The building shall be provided with cantilever canopy finished and as per attached
drawings to the approval of the engineer

4-10 The building shall be provided with fascia Height and shape as per the elevation
drawings

4-11 The factory building shall be dust free, so no gaps of what so ever are allowed will
external atmosphere.
5- FINISHES :

The internal finishes.

External Elevations Finishes for Office Block:

All the external wall for warehouse + office block building shall be plastered and painted
with 4 coats full epoxy paint system. The paint shall be Juton or equal approved make,
colours as per attached elevation.

6- ALUMINUM WORKS AND GLAZING :

6-1 Aluminum works sub-contractor shall be to the approval of consultant, all sec. from
Gulf Extrusion Factory.

6-2 All doors on the external walls including all windows shall be powder coated
aluminum with sizes as per drawing.

6-3 All aluminum members shall be Polyester powder coated heavy duty
sections.

6-4 All glass shall be fixed reflective glass from Ford USA or Glaverbel Belgium.

6-5 All windows shall be as per drawings.

6-6 All louvers shall be aluminum fixed

6-7 Heavy duty powder coated handrail shall be provided for all entrances.

6-8 The warehouse building shall be provided with 2 No. external and 4 No. Internal
Overhead sectional doors insulated electrically operated with remote control system of
size 4x4m from Richard Wilcox- Canada , Crawford UK

6-9 External glazing for the office block shall be 60% of external wall area as per the
drawings, powder-coated aluminum curtain-wall framing (4 way structural glazing) with
fixed double glazing consisting of 8mm thick reflective medium performance tempered
glass + 12mm air space + 6mm thick clear tempered glass.

6-10 The external handrails in the office block shall be stainless steel with design to the
approval of the engineer with a supply cost of Dhs. 2,000 per L.m.

6-11 Handrails for mezzanine level and staircases shall be aluminium with design to the
approval of the engineer with supply cost of Dhs. 500 per L.m.

6-12 Decorative canopy for the main entrance of the office block as shown the
drawings is included and shall be to the approval of the Engineer.

6-13 Mirrors for toilets blocks shall be 8 mm thk, beveled edges, fixed with adhesive
& stainless steel screws on wooden frame matching with the doors, First Quality
Belgium Glass to the approval of the Engineer.

6-14 Powder coated aluminum enclosures Near Main Entrance Compound Wall,
enclosure for electricity and water meter, etc. or as necessary as per site conditions. to
the approval of the Engineer.

7- WOODEN WORK :

7-1 Internal doors for all buildings shall be solid wood doors with design to the approval
of the engineer with sizes as shown in the drawings doors shall be with rate of Dhs 1,800
per door.

7-2 All door frames shall be red meranti frames 50 mm thick and full wall width.

7-3 All doors and frames shall be finished with polish to consultant approval.

7-4 The contractor shall allow Dhs. 200.00 per door lock and handles besides other
ironmongeries of European brand as per consultant/client approval.

7-5 All doors shall have Dorma door closures on the top except toilet internal doors.

7-6 All toilet and shower internal doors shutters shall be 50 mm above the
finished floor level and shall have aluminum sheet up to 300 mm on inner side of the
shutter.

7-7 All doors shall have doorstoppers against the walls.

7-8 Pantry cabinets shall be wooden to the approval of the engineer with 3 cm thick
granite top + skirting 5 cm granite. Overhead Unit + Base Unit with, mixer,
pantry extract hood S.S. sink, and back splash. Only wooden works for the
cabinet shall be with rate of Dhs 1,500 per L.m.

7-A Steel Doors (GI Steel Doors) :

7-A-1 All internal doors in the factory in ground floor and adjacent door between offices
and factory will be GI steel doors with two layers of epoxy-powder coated with double
glazing, circular shape 40 cm Ø. All doors shall have dorma closure on the top except
toilet doors.

8- EXTERNAL AND MISC. WORKS :

8-1 Interlock tiles shall be provided in open areas, setback areas and loading / unloading
area with 8 cm thick interlock tiling laid over 200 mm thick well compacted and tested
road base and the sand bedding of 50 mm thickness. Necessary kerbstones shall be
provided at free boundaries.

8-2 Compound wall consists of precast panels 60cm high +decorative cast aluminum
grills 120cm high roads side to the approval of the authorities and the engineer along
with automatic cast aluminum sliding gates with remote control to the approval balance
sides shall be plain 180cm high precast panels (dimension as per drawings) :

8-3 Soft landscaping shall be provided of approx. area as shown in the concept
drawings consisting of supply and spreading of sweet soil depth for lawn areas, mixing
with compost and NPK. Levelling, grading and supply plant of Paspalum vaginatum
stolons. (including palm trees and flowers), to the approval of the Client, provisional
sum of 200,000 Dhs.

8-4 Floor drains shall be provided in all the blocks with necessary plumbing and drainage
system as per drawings.

8-5 Covered car parking cantilever type with high quality fabric Nos. as per drawings.

8-6 Dock levelers : each loading platform shall be provided with one dock leveler of 6-
ton capacity electrohydraulically operated, pit mounted of Blue Giant
Canada, Cumbersa Spain make or equivalent.
Necessary heavy-duty rubber fenders pads shall be provided at each loading platform.

9- BUILDERS WORKS:

The offer should include all civil and builders work for the following items:

9-1 2 No. Giant screens fixed on the main elevation of the office block as per
attached elevation drawings

9-2 CCTV cameras to be fixed inside the warehouse area in different


sections on brackets numbers and locations to be assumed

9-3 All doors shall be provided with security locks system and finger prints.

9-4 Consider in your offer as provisional sum item Dhs 150,000 for sign boards
in the project
