Summary
A Visual inspection was carried out on the superstructure, internal and external wall
finishes, ceilings, built-in and loose furniture, kitchen and bathroom equipment and
accessories, windows and doors, and garden and boundary wall.
The villa is in general good condition apart from dirty walls and some cracks in internal
walls. Some areas did not have hot water, for example the kitchen area, while other areas
did. Some showers and baths have low water pressure and one basin seems to have
some blockage.
Even though the timber floors show some scratches, it is still in good condition. Some of
the floor areas near the doors show signs of color fading due to the sunlight. Interior tile
finishing is still good apart from a few chipped tiles in some locations. Built-in furniture is in
good condition and only a few hinges and drawers need servicing.
For external works there is a lot of repainting to be done for walls, doors, windows and
also the roof tiles that are stained black at some locations. The boundary wall also needs
repainting. Important is to note the requirement for flat roof waterproofing.
The pool is in good condition however the jacuzzi did not seem to function. The terrace
areas show some cracks in the sandwash floor areas.
No additional invasive testing has been done and the inspection is based on areas that
allowed access for visual inspection.
An inspection of the Electrical installation was undertaken at the same time. The report will
be issued separately, and note a number of non complying works that need urgent
attention.
