Typical Floor Plan of A wing

Typical Floor Plan of the Building: The flats aren’t provided with balconies, which would have acted as an buffer between the
indoor spaces.
The windows though being large, but are provided only on one side of the flat. For the shaded flat in the above image. Only
on the North East side of building where as there could be a provision made in the South-East side for than extra window that
would have provided cross ventilation in the flats.

Roof: As Virar comes in high rain fall region, it is suggested to have sloping floor, As due to heavy rainfall as lack
of maintenance the building faced leakage problems, GI with coating were used as a solution. This is a physical
solution which solves the leakage problem as well as protects the upper level flats from surface heating from
terrace.
The only draw back is the poor aesthetics of these GI Sheets
Staircase: The Staircase of the building is provided with Jali feature in the elevation which keeps the staircase
naturally lit during the day and properly ventilated.
Aesthetics: The Building is approximately18 years old, and has low cost elements being used for façade treatment.
But good attempt in low cost.
Play Ground
• Use of Jalis for Staircase
• Louvers for Dusts
G Structure
• Appropriate size of Chajja over all windows
• Cornices as horizontal band features

Inference: The façade and orientation work well the basic needs of light and ventilation are fulfilled, There are no
use of environmental friendly materials. Exterior Façade is to be maintained well for example being painted well.
