What is Contract Documents?

is a collective term which refers to a set of


documents that stipulates the agreed conditions,
provisions, scope, and specifics for the
construction work between the parties involved in
the contract.

additions, deletions, and modifications which generally
include the following: Special Provisions or Conditions;

pertain to the roles, rights and obligations of the
contracting parties, and the rules and procedures
by which the parties and everyone concerned will
be able to meet their obligations and perform the
Works covered under the Contract.

Working Drawings
is any drawing or set of drawings that are used as
basis for the production or execution of a concept
or a design. These drawings include information
that specify or provide details to be used for the
execution of the project.
In the requirements based on the National Building
Code of the Philippines, the drawings are grouped by
type of profession/work into Documents. The following
items present the various drawings required for each
work.

pertains to the general design, with its details, of the
project as prepared by the Architect. The drawings
included in this document are:

7. Reflected Ceiling Plan
8. Roof Plan
9. Other Details

Electrical Document
pertains to the drawings required for electrical works of
the project as prepared by the Professional Electrical
Engineer. The drawings included in this document are:

Generating/UPS Units
Sanitary Document
pertains to the drawings required to construct sanitary
facilities, such as sewage treatment plant, and sewage
disposal systems, of the project as prepared by the

Plumbing Document
pertains to the drawings required for the construction of
plumbing systems such as water supply lines, drainage
lines, and sewerage system within or adjacent to the
building of the project as prepared by the Master

Mechanical Document
pertains to the drawings required for mechanical works
of the project as prepared by the Professional
Mechanical Engineer. The drawings included in this
document are:

4. Details of Mechanical Equipment
Fire Protection Document
pertains to the drawings required for fire protection
system of the project as prepared by the Professional
Mechanical Engineer. The drawings included in this
document are:

1. Fire Safety Plan

Electronics and Communications Document
pertains to drawings required for wired and wireless
telecommunication, broadcasting system, television, and
other electronic devices of the project as prepared by
the Professional Electronics and Communications
Engineer. The drawings included in this document are:

Geodetic Document
pertains to the description of the lot to be used for the
project as prepared by the Geodetic Engineer. The

Interior Design Document
pertains to the set of drawing specifically for the details
of the interior of a structure of the project as prepared by
the Interior Designer. The drawings included in this

4. Interior Wall Elevations
5. Pattern and Finishing Details
SPECIFICATIONS
is an integral part of a construction plan. It is a precise
explicit statement or enumeration of particulars as to
size, shape, quantity, or color and manner of making
things right.

is the act of process of making specific by supplying


particular details. The purpose is to decrease
generalities or vagueness of something by supplying
some characteristics that limit it to a precise coverage or
boundaries.
TYPES OF SPECIFICATIONS

Simple Specification – is appropriate only to simple


form of labor and materials, supplies or machine which
had become standard. It needs no special knowledge
in preparation provided that the writer could explain the
manner and methods to be fulfilled.
Detailed Specification – is mandatory as the design
becomes more elaborated and parts of the structures
are numerous and complicated. Specifications of this
type should be complete. The materials and
methods of construction of each part should be
described in detail.
Requirements of a
GOOD SPECIFICATION

✓ It should be clear.
✓ It should be brief.
✓ It should be definite.
✓ It should be determinate.
✓ Specification should not be ambiguous.
✓ Specifications should not be unnecessary severe.
✓ Specification should not be arbitrary.
