RENTAL AGREEMENT

The RENTAL Agreement is made and executed on this 3rd of September 2021,
Hyderabad.
By and between,
Mr Srinivas Yanamadala, S/o Shivudu V Y, aged about 46 years Occ:Pvt
Employee R/o of Flat No. 104 Ashwini Homes, Road No 70, Ashwini Layout,
Journalist Colony, Jubilee Hills, Hyderabad – 500 033.
(Herein after called the LANDLORD) of the first part which term shall mean and
includes all their Legal Heirs, Assignees, Administrators, Successors, Legal
Representatives etc)
AND
Tenant permanent address Subir Roy, S/o Suhas Kumar Roy aged 38 Years,
Occupation – Student, C/o Shayamal Choudhury, 12/2 Shitalabari Road,
Noonachandanpukur, Barrackpore, Kolkata – 700 022.
(Herein after called the TENANT of the second part which term shall mean and
includes Assignees, Administrators, Legal Representatives etc)

Whereas the First party is the absolute owner and possessor of property bearing Flat
No. 3 B, Tulsi Apartments, Srinagar Colony, Hyderabad – 500 073 hereafter called
Scheduled Property)
Whereas the Tenant herein has approached the Landlord to “ Let Out ” the above
said premises on a monthly rent basis for Residential purpose and the Landlord
herein has agreed to “ Let Out ” the same on the following terms and conditions :
1. That the MONTHLY RENT fixed for the said premises is Rs 14,000 (Fourteen
thousand only) excluding Maintenance charges which is to be paid by the Tenant
to the Land Lord on or before 5th day of every month as per English Calendar.
2. That the period of Tenancy starts from the date of 1st day of January 2018 for a
period of eleven(11) months.

3. That the period of Tenancy can be extended for further period by mutual consent
of both parties.
4. That the Tenant has deposited an amount of Rs 14,000 (Fourteen thousand only)
to the Landlord and its adjustable at the time of expiry of the above said period of
tenancy, and after deducting of adjustments/damages if any.
5. The above said amount Rs 14,000/- does not carry any interest.
6. This rental agreement can be cancelled by either of the party, by giving one(1)
month advance notice to other side party.
7. That the Tenant has to pay the Maintenance, Water, Electricity and all other
charges separately during the period of Tenancy.
8. That the Tenant here-in should not make any alterations or construction in the
said property /Premises without consent of the owner /Landlord.
9. The Tenant should use the premises for Residence purpose only.
10. That the Tenant should not sub-let the above said premises to any other person.
11. That the Tenant herein has to maintain the said premises with all cupboards,
fittings and fixtures in good condition.
12. That the Tenant has to abide by all the above mentioned clauses on failing to do
so the owner has a right to vacate the Tenant at any time and without any
notice.
In witness whereof both parties have signed this rental agreement on the date
and month and year aforesaid mentioned.
