When will my Design Studio appointment be?

Design Studio appointments are scheduled in priority sequence based on the construction start date/target
closing date and not in the order of sale date. This is so that all the features and finishes of your home can be
ordered in time prior to the construction start of your home.

How many appointments will I get and how far apart are they?

Our Design Coordinator will schedule your first two appointments. These two appointments are approximately
scheduled 1-3 weeks apart, and are scheduled for up to two hours each, depending on the size of your home.

Please note, it is required that you finalize all selections within 20 calendar days of your first appointment. If
additional appointments than what has been allocated to complete the design selections of your home is
required, additional fees may occur and can only be accommodated depending on Associate availability.

What will I be selecting at each appointment?

At your 1st appointment, you will select the construction details and features of your home. This includes, but is
not limited to:

• Electrical & Wiring;


• HVAC;
• Plumbing & Shower Enclosures (if applicable);
• Window Operators;
• Garage Accessories;
• Fireplace Options (if applicable);
• Stairs & Railings;
• Interior Doors, Hardware & Trim.
• Appliances
• Cabinetry Colors and Options (i.e. pot & pan drawers, hardware, spice pull outs, glass doors, etc.);
• Flooring (i.e. hardwood, carpet, tile);
• Interior Paint;
• Backsplashes;
• Hood Fan;
• Countertops.

Please note, cabinetry options are custom quoted, and final pricing will be provided as soon as possible after your
appointment.

At your 2nd appointment, you will review all options and finishes selected at your first appointment and finalize
your options. Please note a 25% deposit is required at this time.

What is the required deposit structure for upgrades?

Can I make changes to my selections?

After finalizing Design Studio options, all options are submitted to our contracts department to be ordered and
are then distributed to the appropriate trades. To ensure a high level of quality and accuracy in all homes, late
changes are not permitted.

How should I prepare for my Design Studio appointment?

Preparation is key to ensuring a successful and enjoyable design experience. We have open hours hosted by the
Design Studio every Wednesday from 1:00pm to 6:00pm. We encourage you to visit the Design Studio in advance
during these hours to see the available options. This will give you an opportunity to be as prepared as possible for
your colors & finishes appointment.

Please note the Associates on site during open hours are unable to provide pricing. Pricing will be provided by
your dedicated Associate during your scheduled appointments.
To make your design experience as seamless as possible, we recommend the following:

• Visit our Design Studio prior to your appointment.


• Tour the models! They are great places to get inspiration for finishes in your home.
• Create a Pinterest mood board that best describes your style and share it with your Associate.
• Determine your budget.
• Do not bring more than two people to your appointments and arrange for a babysitter. The Design Studio
has heavy samples of various finishes and can be dangerous for little ones.
• Bring a form of payment to your final appointment.

Please call us in advance if you are going to be late or you need to reschedule your appointment. Our
appointment schedule fills quickly, rescheduling or having a reduced appointment may affect the time frame for
your design selections. Multiple cancellations may result in additional fees.

I have completed my design appointments, what’s next?

Now that you have completed the design selections process of your home, we will proceed in the ordering of
the required materials and begin the construction of your home in the coming months. Once your home has
been framed and the rough mechanical has been installed, you will be invited to meet your dedicated Design
Associate at your home for a Pre-Drywall Walk Throughs.

Pre-Drywall Walk Throughs are booked with a 72-hour notice as there is a short time window to view the home in
this rough mechanical stage.

Please note that as the construction schedule is complex, the timing of Pre-Drywall Walk Throughs can be
difficult to accurately predict in advance.
