1.0 CLASSIFICATION OF LAND

1.1 ABOVE SHORELINE

The land is classified as township land which is Mukim Asam Kumbang and it has been
declared by the state in accordance the provision of Section 11 or by the virtue of Section
442.

1.2 FORESHORE AND SEABED

The land is not classified as foreshore or seabed because the land location is not at the sea.

2.0 CATEGORIES OF LAND

2.1 AGRICULTURE

The land is not categorized as agriculture because the land does not have any cultivation of
any crop, market gardening, farming and ranching, the breeding and keeping of live animals
and aquaculture.

2.2 BUILDING

The land is categorized as building because it is under residential area.

2.3 INDUSTRIAL

The land is not categorized as industrial because the land does not have bulked distribution
warehouses and factories that are designed to mass produce or store goods, industrial
parks, also research and development parks.

2.0 IMPLIED CONDITIONS

3.1 TO AGRICULTURAL LAND

No implied condition on agricultural land was required on the registry title.

3.2 TO BUILDING LAND

Implied conditions under this document of title are when eructing a building it is suitable for
one or more purposes within two years of relevant date. Besides, the land cannot be used
for agricultural or industrial purposes such as farming, marketing, mass producing and many
more. Furthermore, the building is required by the state that it is well maintained in repair.
Last but not least, this land cannot be transferred, leased, mortgaged, or encumbered
without the permission of the Perak Chief Minister.

4.1 TO AGRICULTURAL LAND

4.2 TO BUILDING AND INDUSTRIAL LAND

Express conditions on building are the state authority have the power to put rule on the area
of the building. Besides, the State Authority also put the conditions of the type, design,
height and structure of any building and the type of material to be used for construction.
Furthermore, the time and date before or after the building to be construct is held by the
State Authority. Lastly, the function or usage of the building are also under the State
Authority power.
