OUTLINE SPECIFCIATIONS

PROJECT TITLE: Two-Storey Residential Building


PROJECT LOCATION: Quirino
Owner: Juan Dela Cruz
I. GENERAL CONDITION
This specification is prepared to provide the methods of construction and
the kind of materials to be used to attain the expected finishes for the
proposed Two-Storey Residential Building located at Centro Angadanan,
Isabela which is shown in the plans and detail drawings.
The plans, detail drawings and specification shall be considered as a
complement with each other which means that what is lacking in the other
that is shown in the other shall be considered as shown in both. Any
anomaly that may arise that concerns the approved drawings and site
conditions shall be referred to the Civil Engineer and/or the owner for
resolution before the work in question proceeds.
Any substitution of materials/ products noted within specification below
to be with materials/ products of an equal or better performance shall be
referred to the Civil Engineer and/or the owner first prior to installation.
All parts of the construction shall be finished with first class
workmanship to the fullest talent and meaning of the plans and these
specifications, and to the entire satisfaction of the Engineer and the owner
before occupancy.
The construction shall conform to the latest implementing rules and
regulations of the National Building Code of the Philippines (PD 1096) as
well as the Local Rules and Regulations of the Municipality of Angadanan
Isabela.
II. GENERAL REQUIREMENTS
The owner shall be responsible for securing all necessary permits
related to the project, which shall include but not limited to
building permits, occupancy permit, etc., and other included
payment of assessed fees required by the Local Government Unit
(LGU) and/or other Regulating Agencies before the construction of
the project.
III. SCOPE OF WORKS
1. The Site Engineer shall conduct thorough inspection of the existing
job site conditions.
2. The scope of works includes all necessary additions needed to
implement the approved plans, working drawings, and Specifications.
3. The owner shall secure and do all necessary works to acquire
pertinent permits needed for the procuring entity to occupy and use
the building.
4. The owner and/or the site Engineer shall be responsible for the safety
and safe working practices of its respective employees.
IV. METHOD OF COSTRUCTION

1. CLEARING, STAKING AND GRADING


a. The construction site shall be cleared of grasses, rubbish or ay
other perishable and objectionable materials that may affect the
construction. Rubbish removed shall be legally and properly
disposed of.
b. Staking out the building line accurately shall follow by erecting
the batter boards in such point where thy will not be disturbed
during the excavation of the footings. All grades shall be
indicated on the batter board.
2. STORAGE OF MATERIALS
a. Upon delivery, the owner and/or the site engineer shall ensure
that materials are properly turned over and deliver on the
construction site in good quality and condition. Time and
Delivery shall be written in the logbook.
b. Materials shall be stored on platforms and protected from
weather to ensure the preservation of their quality and fitness
for work.
3. EXCAVATION, FILLING/ BACKFILLING AND COMPACTION
a. All excavations shall be made to grade indicated in the
drawings. The excavation for footing shall be made deeper until
the stratum for safe bearing capacity of soil is reached.
b. After all concrete foundations undergone curing and hard
enough to withstand pressure resulting to fills, the materials
excavated shall be used for backfilling.
c. Backfilling shall be placed not exceeding 200mm thickness and
each layer shall be thoroughly compacted by tamping.
4. CONCRETE WORKS
a. The work in this division shall include the complete concrete
works for the building in accordance with the DPWH
specification for concrete materials.
b. Republic Portland Cement or any other approved cement shall
only be used. Gravel and sand shall be taken from approved
sources and shall be clean, hard, and free from any rubbish
materials.
c. Water to be used for mixing concrete shall be clean and free
from injurious amount of oil, acids, alkaline, salts and other
organic materials.
d. The following proportion of concrete shall be used for the
various parts of the building unless otherwise indicated in the
drawing.
 Columns and Footings Class A: 1:2:4
 Reinforced Concrete Beams Class A: 1:2:4
 Concrete Slab Ground Floor on Fill Class B: 1:2.5:5
 Concrete Slab Ground Floor on Fill Class B: 1:2.5:5
 CHB Footing Class A: 1:2:4
e. Concrete slab on fill shall be poured on a gravel bed of not more
than 150mm thick. Each concrete slab shall be poured until the
indicated floor finish.
5. MASONRY WORKS
a. All concrete hollow blocks to be used shall be 100mm thick,
unless otherwise indicated, with concrete mix in the hollow
core. The mixture for cement plaster for CHB wall finishes
indicated in the drawing shall be 1 part cement and 2 parts
sands.
6. REINFORCING STEEL BARS
Reinforcing bars used in the foundation, columns, beams, ground
floor and upper floor slab, exterior and interior wall shall follow the
indicated details in the structural plan.
