SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

We, SPS. JOSE AND KULASA DE LA CRUZ, of legal age, married to each
other, Filipino, and with residence and postal address at  Brgy. Pila, San Pascual, Batangas
do hereby name, constitute and appoint PEDRO GARCIA, Filipino, married, of legal age,
with residence and postal address at Brgy. Balayong, Bauan, Batangas to be our true and
lawful ATTORNEY-IN-FACT, for ourselves, and in our names, places and steads, to do and
perform the following acts and things, to wit:

To execute and sign the Deed of Absolute Sale in relation to a parcel of parcel of
residential and agricultural land (Lot 122) consisting of FOUR THOUSAND FOUR
HUNDRED FORTY SIX (4,446) square meters, more or less, located at Brgy. San Antonio,
San Pascual, Batangas, bounded on the North by ALN-123; on the South by ALN-124 and
ALN-125; on the East by ALN-126; and on the West by ALN-127 and covered by Tax
Declaration No. 10-2345 issued by the Municipal Assessor of San Pascual, Batangas under
our name once the final installment payment has been made by JUAN SANTOS, the
BUYER/VENDEE;

To deliver the necessary documents in connection with the execution of the Deed of
Absolute Sale;

To process the transfer of the property to the name of the BUYER/VENDEE;

HEREBY GIVING AND GRANTING unto the said Attorney-in-Fact full power

and authority to do and perform every act and things whatsoever requisite and
necessary to be done in and about the premises as fully to all intents and purposes as
we might or could lawfully do if personally present, and hereby ratifying and confirming
all that our said Attorney-in-Fact shall lawfully do or cause to be done by virtue of these
presents.
