Chapter 1: Introduction
Nepal, a landlocked country, lies on the lap of the Himalayas, it is divided into three ecological strips –
plain land in the south, hilly region in the midland and mountain in the northern belt, where the climate
and topography distinctly varies. There is a sharp increase in elevation as one goes from the flat terrain of
Terai (the lowest point of Mukhiyapatti Musharniya of Dhanusha District-elevation: 59m amsl) towards
north to the Higher Himalayas (the highest peak of the World Mt. Everest-elevation: 8,848mamsl).
Politically, it is divided into 753 local units, 77 districts and 7 states. The country covers an area of
147,516 sq. km. Its length is about 885 km from east to west and width varies from 130 to 255 km. Based
on 2011 Census data, the population of Nepal is 266.20 million with the yearly population growth rate of
1.40%. Land cover and population in the three physiographic regions i.e. mountain, hills and Terai of
Nepal are 15%, 68%, 17% and 6.7%, 43.1% and 50.2% respectively. One of the basic problems of
Nepalese housing and infrastructure is the distinct topography and climate which has created challenges in
affordable, resilient and environmentally friendly housing, requiring different concepts of housing for
different regions.
Low Cost Housing is a new concept which deals with effective budgeting and following of techniques
which help in reducing the cost construction through the use of locally available materials along with
improved skills and technology without sacrificing the strength, performance and life of the structure.
As per the city planning concepts of international practices, it is recommended that the city planning is
done for the land size of 2kmX2km, in regard to the concept that mobility of the local dwellers is
convenient as per the walking distance.
Objective of the Study:
a) Conduct the study of the relevant nature of the housing works conducted in the national as well as
international arena with an aim of eco-friendly affordable resilient and low-cost housing.
b) Detail A & E (Architectural & Structural, Electrical, Sanitary, Safety etc.) design and drawings of
three separate model of housing designs for a single family (Parents-2, Family-4, Guest-1) of two-
storied.
c) Preparation of Detailed Quantity and Cost Estimate with Rate Analysis on the basis of standard
norms and district rate of current fiscal year of the Kathmandu Valley and concern districts.
d) Socio-economic analysis of the benefit and cost of such housing

Outcomes:
Following were the concepts shortlisted for the Low Cost Housing with the help of Design Catalogue for
Reconstruction of Earthquake Resistant Houses: Volume I and Volume II by DUDBC, research
articles, journals, web site searches and aforementioned case studies & site visits.
Row housing, Apartment, Use of local materials.
However, the consultant came up with the more innovative concepts for the low cost housin. The
consultant adopted New techniques Concept Load Bearing Structure, where the corners and the main
grid locations are reinforced with the bars and tied with the stirrups along the brick masonry which
strengthens the structure in tensile and ductile and makes it more seismic resistant.
In the above figure, the first three pictures shows the practice of retrofitting of two storey loadbearing
building of mud houses. Similar, concept is adopted by the consultant but in the corners and grid locations
of the layout in the brick masonry load bearing structure as shown in the bottom three figures.
The consultant also reviewed the existing building bye-lays practiced by the municipalities for load
bearing structure. Following are the key points considered during the preliminary design formulation.
Plot Area: Minimum = previously it was[0-2-2-0], however, as per the recent decision by the
Ministry of Urban Development, the minimum plot area updated is [0-4-0-0], Maximum = [ 0-8-
0-0 ]
Coverage Area [GCA ] =70% of plot area [ Maximum ] .
3.1 OPTION-A:
The Option-A is the east facing plan. For Terai and Hilly region, new technique concept load bearing
structure is adopted of reinforcing the grid locations as shown in the plans for Option A. For Mountain
region, the metal frame structure with Sandwich Puff Panel is adopted for the same Option A drawings.
The overall plans, sections and elevations are attached in the Drawing volume.
The plot area for Option A is 4 anna 3 paisa 1.35 dam [ 0-4-3-1.35] which is 1654.50 sq.ft. The Plinth area
is 862.18 sq. ft. The total floor area is 1535.82 sq.ft. The minimum plot width is 30’ 10”. The Option A
comprises 1 living room, 3 bedrooms, 1 kitchen/dining, 1 guest/servant room, common toilet and attached
toilet.
3.2. OPTION-B:
The Option-B is the west facing plan. For Terai and Hilly region, new technique concept load bearing
structure is adopted of reinforcing the grid locations as shown in the plans for Option B. For Mountain
region, the metal frame structure with Sandwich Puff Panel is adopted for the same Option B drawings.
The overall plans, sections and elevations are attached in the Drawing volume.
The plot area for Option B is 4 anna 2 paisa [ 0-4-2-0] which is 1542.13 sq.ft. The Plinth area is 965.86
sq. ft. The total floor area is 1993.80 sq.ft. The minimum plot width is 31’ 8”. The Option B comprises 1
living room, 1 Master Bedroom, 3 bedrooms, 1 kitchen/dining, 1 guest/servant room, common toilet and
attached toilet.
3.3. OPTION-C:
The Option-C is the north facing plan. For Terai and Hilly region, new technique concept load
bearing structure is adopted of reinforcing the grid locations as shown in the plans for Option B. For
Mountain region, the metal frame structure with Sandwich Puff Panel is adopted for the same Option B
drawings. The overall plans, sections and elevations are attached in the Drawing volume.
The plot area for Option C is 4 anna 2.14 dam [ 0-4-0-2.14 ] which is 1414.88 sq.ft. The Plinth area is
813.04 sq. ft. The total floor area is 1626.08 sq.ft. The minimum plot width is 28’ 7”. The Option C
comprises 1 living room, 3 bedrooms, 1 kitchen/dining, 1 guest/servant room, common toilet and attached
toilet.
3.4. OPTION-D:

3.5. Technical Requirements Summary for New techniques Concept Load Bearing
Structure
Site selection:
Geological fault or ruptured area, area susceptible to landslide,
steep slope of greater than 20%, filled area, river banks and
water-logged area are to be avoided for constructing the building. Plinth
Foundation:
Foundation name is STRIP FOUNDATION of stone Masonry in
1:6 cement sand mortar. The foundation trench shall be of
uniform width. The foundation bed shall be on the same level
throughout the foundation in flat area. The depth of footing
should not be less than 800mm. The width of footing should not
be less than 800mm in soft soil condition as it depends on soil
condition and is shown in detail in drawings. The footing should
be stone masonry after laying the brick soling and 3” PCC, and is
to be stone masonry upto the plinth level as per the drawings.
Plinth/DPC:
Provide a reinforced concrete
band at plinth level, as shown
in detail drawings. The top
level of plinth should be
450mm. Minimum height of
Plinth band is 150mm. Main
reinforcement should be 4-12 dia. bars. Use 8mm diameter rings at 150mm. Hook length should be
500mm. Bars shall have a clear cover of 25mm concrete.
Walls:
The brick should be first class brick. Masonry should not be
laid staggered or straggled in order to avoid continuous
vertical joints. At corners or wall junctions, through vertical
joints should be avoided by properly laying the masonry. It
should be interlocked. Mortar joints should not be more than
20mm and less than 10mm in thickness. The ratio
recommend is 1:4 (Cement: Sand) minimum. The width of
main wall is 230mm, with partition wall of 110mm.
Openings:
The total length of openings in a wall is not to exceed half
of the length of the wall. Lintel level are kept same for
doors and windows. Wooden door and aluminum windows
are proposed for the buildings.
Vertical Reinforcement:
Place vertical steel bars in the wall at all corners,
junctions of walls and jamb adjacent to all doors
and windows. They should be kept on the inner
and outer surface of the wall with screeding of
38mm over it. The vertical reinforcing bar for
masonry is given in detail drawings. 10mm
diameter for junctions and corners, 12mm
diameter for jambs opening places should be
provided as per the drawings.
Horizontal Band:
Horizontal bands should be provided throughout the entire wall with
minimum thickness of 75mm. A continuous sill band shall be provided
through all walls at the bottom level of opening (specially windows). A continuous lintel band shall be
provided through all walls at the top level of
opening. Main reinforcement should be 2-10 dia.
bars. Use 8mm diameter c-rings at 150mm.
Hook length should be 500mm. Bars shall have
a clear cover of 25mm concrete.
Beam:
The beams of the ground
floor and the roof floor
are needed to be 230mm
width and 300mm depth
including slab thickness
as shown in the drawing
connecting the grids,
where the vertical
reinforcing has been done. The beam acts as bond between the slab and load bearing wall, in addition to
transferring the loads to the wall. 6 numbers of 12mmØ bars with
8mmØ stirrups at 150mmc/c spacing needs to be provided.
Slab:
The slab thickness should be 125mm throughout with 10mmØ
bottom bars in both ways and 8mmØ top bars along with the
distribution bars. The spacing of all bars shall be 100mm.
Similarly the staircase of 150mm thick reinforced concrete riser
and tread orthogonally with waistless slab is adopted as shown in
the drawings with the detailing.
Note: The concrete mix for concrete works should not be leaner
than 1:1.5:3 (1 part cement, 1.5 parts sand and 3 parts aggregate, M20), High Strength Deformed Bars –
Fe500 should be used

4.1. New techniques Concept Load Bearing Structure
4.1.1. Referred Codes, Documents and Standards of Practice
The following are the referred codes and documents utilized for the analysis procedures:
IS 456:2000, IS 1905:1987, IS 1893 (Part 1):2016, is used for design, seismic loading service
combinations for allowable stress design evaluation of existing brick masonry building by linear static
analysis
NBC 203:2015, 202:2015 were also referred
Design Catalogue for Reconstruction of Earthquake Resistant Houses by DUDBC, Karmachari
Sanchaya Kosh, Pokhara Housing Project designed by Bhubaneshwar Lal Shrestha were also referred
4.1.2. Software Utilized for Analysis
The software utilized for evaluation of existing structure as well as for the evaluation of designed
retrofitted structure is CSI ETABS v19.0, which is internationally certified software for performance
based analysis and design.
4.1.3. Data Assumed on Basis of Given Conditions
The following data was assumed on basis of given/indicated conditions:
Assuming fair condition for masonry; F’m = 10.3MPa (First Class Brick)
Masonry Elastic Modulus; Em = 1250
Soil type : III, Soft Soil (As per IS Code)
Masonry Shear Modulus G = 500 MPa
Coefficient of Thermal Expansion, A = 0.0000031
Poisson’s ratio, U = 0.25
Assuming concrete used in beams, slabs; f’c = M20
4.1.4. Calculated Parameters
Following are the calculated parameters for the evaluation of the residential buildings:

4.1.6. Analysis Results
The results interpretation based on linear static and non-linear static analysis are discussed as follows for
new technique load bearing structure:
OPTION A
Below are the results obtained from Linear static analysis on application of static ground motion in X and
Y direction.
The seismic base shear is the sum of reactions at the base supports of the lateral force resisting system of
the structure attracted by the structure due to its stiffness and mass. The static base shear results are given

Here, maximum story displacement is 5.032267 as shown in graph above, which is well below limit
which is, 5400/250 = 21.6, 0.4% Similarly, the story drift 0.000972 as shown below is also within the
limit.
The compressive stresses due to envelope composed of design combinations resulting in maximum
compression are obtained from shell stresses “S22”, combo “Envelope, Min” and shell “Absolute
Max” as shown: The maximum value is within permissible value.
The shear stresses due to envelope composed of design combinations resulting in maximum shear are
obtained from shell stresses “S12, combo “Envelope-Min” and shell “Absolute Max” as shown: in
which the maximum shear stress is within permissible range,0.1+0.92/6=0.253MPa.
For improved tensile strength and seismic consideration, the corners of the structures are to be
reinforced with longitudinal bars as shown in figure below which is provided in the architectural
section drawing of required size and numbers at grid corners. Corners junctions are reinforced with 7
numbers 10mm diameter bars.

Design of Foundation:
Since the location of the building is not fixed, the above-mentioned foundation design could be
modified as per the soil condition of the site selected. However, the total load remains same for the
superstructure as calculated above. As discussed earlier, for improved tensile strength and seismic
consideration, the corners of the structures are to be reinforced with longitudinal bars at grid corners.
These bars are to be brought from the foundation level to the superstructures. The conventional method
of foundation for load bearing stone wall is used, thick stone masonry wall of 200mm height at base,
and reducing to 450mm width for the remaining height upto DPC level. The material considered is
stone, since stone has higher load bearing strength than the bricks and it is cost-effective too.
OPTION B:
Below are the results obtained from Linear static analysis on application of static ground motion in X
and Y direction.
The seismic base shear is the sum of reactions at the base supports of the lateral force resisting system
of the structure attracted by the structure due to its stiffness and mass. The static base shear results are
given as follows:

of the structure attracted by the structure due to its stiffness and mass. The static base shear results are

Here, maximum story displacement is 5.549 as shown in graph above, which is well below limit which
is, 5650/250 = 22.6, 0.4% Similarly, the story drift 0.000496 as shown below is also within the limit.
The shear stresses due to envelope composed of design combinations resulting in maximum shear are
obtained from shell stresses “S12, combo “Envelope-Min” and shell “Absolute Max” as shown: in
which the maximum shear stress is within permissible range,0.1+0.92/6=0.253MPa.
For improved tensile strength and seismic consideration, the corners of the structures are to be
reinforced with longitudinal bars as shown in figure which is provided in the architectural section
drawing of required size and numbers at grid corners. Corners junctions are reinforced with 7 numbers
10mm diameter bars.
