TERMES AND CONDITIONS

*Rate Rs.2100/-per sq ft. measured of the actual roof casted area including staircase. Any projections will be charged extra as per scope of work in sq.
ft. Basic
*Extra charges for helical/circular staircase to be charged extra 1000Rs/sft
*Excavation considered would be for footing requirements, if in case of any additional debris additional cost to be paid by owner/client

*Structural will be designed for floors to be built,if in case structural has to be done for additional floor, structural design cost and footing cost would
be additional
*Architect drawings to be provided in stages to the contracting company during construction, which will be a base line for design, material and
finishing specifications. Any other exclusively mentioned here means it is good to be covered in the Architect specifications provided by Architect
during construction stages.
*Interior design plan and implementation/execution will be done by the contractor
*Tapered roof area will be charged extra at Rs.700/sft
*wall niches shall be provided as per the Architects plan and design

*The extra works charges shall be billed & paid as and when the extra work is completed at each stage as per agreed rates
*Total Built up area would be measured once milestone is completed and billed accordingly. In case of extra built up area, client to pay per actual
measurement
*Govt. Taxes inclusive. Service Tax @18% of the total project cost

*During the timeframe of construction, any variability in material costs in scope will not affect the total agreed upon proposal costing
*Labour sheds will be constructed on the premises for the duration of construction
*DELAYS/STRIKES : In any financial year there one might come across Sand/Lorry/ Bandh/Festivals/Transport/other Strikes due to which might affect
the scarcity of construction labours or building materials. In these scenarios major construction material like sand, Cement, Jelly,steel etc might be
sold at very premium rates which might lead to slight delay. These Scenarios might be present from 3 to 15 days. The client needs to bear premium
different amount other than the mentioned basic costs

*During the construction work no third party workers other than the appointed building contractors will work in the site. In case the client appoints
any outside contract works other than the duly signed works in the contract or agreement duly signed between the Client/Owner and the Company. In
such scenarios any damages or loss of material will liable directly to the client/owner.

*PAYMENT: In the field of construction nearly 60% of the cost will be towards the purchase of building material,30% for the payment of labour and
10% for miscellaneous works. The responsibility of a client is to pay on time at every stage of construction as agreed and accepted based on the slabs
in advance on time. Failing to do will lead into stoppage of work on site. As the contractor needs to clear the credit bill of the employed Labours and
construction materials purchased within a week.

*Any other specification not exclusively mentioned here means it is good to be covered in the Architect specification provided by Architect during
construction stages.
*Payment has to be made in pre paid basis as agreed and signed in contract agreement

*At any point during construction phase if in case owner needs clarity on the work or any mistakes found are to be communicated to office or bring it
to site engineers notice in a polite manner. Our team address such issues in a right way
*This contract is a turnkey proposal hence all products & Materials as specified in the contract will be procured by the contracting company only

*paint colour selection and other selections which is under the scope of architecture work will be decide by architecture only.

*Landscaping, Chimney, Hob will be charged Extra.
