DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS

This DEED OF ABSOLUTE SALE is made and executed this ________ at ________,
by and between:

We, SPOUSES TIMOTEO BUENAFLOR, Australian citizen


and JEREZA TAYAB BUENAFLOR, Filipino citizen, both of
legal age, with residential address at 2/30-32 Terrace Rd. Dulwich Hill,
NSW, 2203, Sydney, New South Wales, Australia, represented herein by
his/their Attorney-in-Fact, JOELA T. TUQUIB, of legal age, Filipino,
with address at Blk 142 L 44 P2 Central Bicutan, Taguig City,
Philippines 1 hereinafter referred to as the “SELLERS”;

-and-

MA. ANGELICA JOSE BALAN, Filipino, of legal age, with


residential address at Zapanta Comp Velasquez St., Bangiad, Taytay,
Rizal, Philippines, hereinafter referred to as the “BUYER”;

(The SELLERS and BUYER each being hereinafter called a “Party” and
collectively referred to as the “Parties”.)

RECITALS:

WHEREAS, the Sellers are the absolute and registered owner of a Condominium
Unit and Service Area located at Missouri Building of the Riverfront Residences, Dr. Sixto
Antonio Avenue, Barangay Caniogan, Pasig City, having a total area of FIFTY SEVEN AND
ONE HALF SQUARE METERS (57.5 sq. mts.), more or less, covered by Condominium
Certificates of Title (“CCT”) Nos. 011-2015002424 and CCT No. 011-2015002425,
respectively, issued by the Registry of Deeds of Pasig City (the “Subject Properties”), and
more particularly described as follows:

UNIT 504 - A RESIDENTIAL TYPE CONDOMINIUM UNIT AT MISSOURI
BUILDING OF "RIVERFONT RESIDENCES", CONTAINING AN AREA OF
42.00 SQ. MTS., MORE OR LESS AT THE FIFTH FLOOR LEVEL AND A
BALCONY OF 7.50 SQ. MTS., MORE OR LESS AT THE FIFTH FLOOR
LEVEL FOR A TOTAL OF 49.50 SQ. MTS., MORE OR LESS.

A Special Power of Attorney authorizing JOELA T. TUQUIB to sell, process, receive payments and deposit
money, on behalf of SPOUSES TIMOTEO BUENAFLOR and JEREZA TAYAB BUENAFLOR, is attached
herewith as Annex “A1 & A2.”

SERVICE AREA 504 - A SERVICE AREA LOCATED AT THE ROOF DECK
FLOOR LEVEL OF MISSOURI BUILDING OF "RIVERFRONT RESIDENCES",
CONTAINING AN AREA OF 8.00 SQUARE METERS, MORE OR LESS.

True Copies of CCT Nos. 011-2015002424 and 011-2015002425 are attached and are made
integral parts of this Contract as Annexes “B” to “C”.

WHEREAS, the BUYER has offered to buy and the SELLERS has agreed to sell the
above mentioned properties for the amount of THREE MILLION FOUR HUNDRED
THOUSAND PHILIPPINE PESOS (Php 3,400,000.00);

NOW THEREFORE, for and in consideration of the above-mentioned amount, hand


paid by the vendee to the vendors, the SELLERS DO HEREBY SELL, TRANSFER, and
CONVEY by way of Absolute Sale unto the said BUYER, his heirs and assigns, the certain
parcel of land together with all the improvements found thereon, free from all liens and
encumbrances of whatever nature including real estate taxes as of the date of this sale.
