Design Drawing Minimum Standards 1

I 1.0 Scope and Purpose of this Document

I 1.1 This is a procedure to establish a consistent Project-Wide Minimum

Standards for Design Drawings for Al Futtaim Group - Real Estate (AFG) to
achieve the following goals:

1.1.1 Provide and enforce a minimum and good standard for Design
Drawings.
1.I
.2 Provide a system which allows for many thousands of design drawings
and for many designers and disciplines (not all known at the start of
the project).
1.I
.3 Make Document Control, Design Management, Development
Management, Commercial Management, communication between
Designers, Construction Management etc. simpler and more cost-
effective and less prone to errors in communication.
1.I
.4 Make clear which Design Drawings are suitable to be issued 'for
construction'.
1.I
.5 Make those aspects of Facility Management which use As-Built
drawings etc simpler and more cost-effective and less prone to errors
in communication

1.2 Circulation of this procedure is internal to Al Futtaim Group - Real Estate and

1 externally e.g. to Design Consultants, Design SubConsultants, Construction

Contractors, Subcontractors etc. This document is intended to be included as
I mandatory in all RFPs, Letters of Intent, Consultant agreements, Contracts,
Supply agreements and the like.
I
1.3 This procedure is for management of design documentation, and design-
I related construction documentation, and is not intended to define the concept
or ownership of 'design responsibility'. Nothing in this procedure shall be
I taken to define or alter the concept or ownership of 'design responsibility'.

I 1.4 In this procedure and in other referenced procedures

1.4.1 The term 'design' (express or implied) includes but is not restricted to:
I Drawings, Specifications, Calculations and Schedules, and the term
AFG-AFG-ZZ~~~-GI-PRC-~~~~~~~~VO~
rev 01
AFGIAFG/ZZ~~~/GIIPRC~OOOIO~ ... page 3 of 9
Design Drawing Minimum Standards
'design' applies to all designs produced by the design consultants or
sub-consultants, the contractors or subcontractors, the suppliers, or
anybody else.

1.4.2 The terms 'documents' and 'documentation' include drawings (except

where explicitly defined otherwise).

1.4.3 In the case of contractors' or suppliers' designs and design

documentation, the term 'designer' (express or implied) refers to the
contractor or supplier (who is producing the particular design).

1.4.4 In the case of contractors' or suppliers' design-related documents or

drawings which are based on designer's design documents or
drawings, the term 'design' (express or implied) refers to those design-
related documents or drawings, and the term 'designer' (express or
implied), refers to the contractor or supplier (who is producing the
particular design-related documents or drawings).

1.5 Drawings which do not comply with the standards outlined in this procedure
will generally be returned to the organization that produced the drawing and
will not be considered to have been delivered in any contractual I
commercial I programming analysis.

2.0 Design Document and Drawing Numbering system

2.1 All Design Drawings (including sketches) are to be numbered in accordance

with procedure AFGIAFGIZZ999IGIIPRClOOOl05 'Design Document and
Drawing Numbering Procedure'.

3.0 Minimum Standards for Design Drawings

All Design Drawings (including sketches) shall comply with the following
minimum standards.

3.1 CAD Drawing Types and Filenames

AFGIAFG/U999/GIIPRCI000107 rev 01 ...page &f 9

Design Drawing Minimum Standards

3.1.1 Unless explicitly agreed otherwise in writing by AFG-RE, all drawings
shall be saved as AutoCAD 2004. If using ADT, drawings MUST be
saved as AutoCAD 2004 with AEC exploded objects.

3.2 CAD Drawing Filenames

3.2.1 The CAD filenames for the drawings shall be the same as (or
transparently similar to) the drawing number + revision id. CAD files
must be identifiable via the filename alone without needing to open the
file or to rely on its location in a directory structure or the like.

3.3 CAD external reference file Filenames

3.3.1 The path type on all external references must be a relative path. The
CAD filenames for external reference files to drawings shall be the
same as (or transparently similar to) the drawing number + 'x'
(lowercase) + nn (01 through 99) and shall be constant regardless of
drawing revision (to avoid a requirement for repeated rebuilding of
reference file associations). CAD external reference files must be
identifiable via the filename alone without needing to open the file or to
rely on its location in a directory structure or the like. CAD external
reference files are to be archived by renaming to add the same
revision id as the drawing they were issued with. That ensures that old
revisions of CAD drawings including all external reference files can be
'rebuilt' if ever required.

3.4 CAD Drawing Filenames + external reference file Filenames - example

That ensures that revision OA of CAD drawing 1123456, including all

external reference files, can be 'rebuilt' if ever required.

3.5 Drawing ScaleslGridslUnits

3.5.1 All drawings shall be made in true 1:l AutoCAD model space scale (so
that the electronic drawings can be interrogated for dimensions). All
plan drawings shall be made with the project grid origin and coordinate
system (so that different drawings can be correctly overlaid
electronicallywithout any requirement for repositioning or
transformation of coordinate systems).
3.5.2 All vertical drawings (elevations, sections) shall be made with the
project level datum (so that different drawings can be correctly overlaid
electronically without any requirement for repositioning or
transformation of level atums). Building prototype template units are
AFGIAFG/U999/GIIPRCI000107 rev 01 ...page 6 of 9

set to millimeters. Road & Service prototype template units are set to
meters.
3.5.3 Further more detailed information about CADD standards for the
project is in procedure AFGIAFGIZZ999IGIIPRClOOOl08 'CADD &
Design Drawing Manual' which takes precedence over any other
procedure.

3.6 Drawing Sizes and Scale Indicator.

3.6.1 Standard drawing sizes are AO, A l , A2, A3, A4. Preferred drawing
sizes are A1 , A3 and A4.
3.6.2 A0 and A2 are not preferred but may be acceptable in some instances
(though not for drawings intended 'for construction' andlor intended to
become 'as-built drawings').
3.6.3 Non-standard drawing shapes and sizes (i.e. other than AO, A l , A2,
A3, A4) are not acceptable.
3.6.4 All drawings intended 'for construction' andlor intended to become 'as-
built drawings' are to be A l , A3, or A4. In order to avoid
misinterpretations of drawings plotted to a size other than intended, all
drawings are to include a scale indicator Iruler.
3.6.5 All A1 drawings shall be made so that they are fully legible (including
text) when plotted in A3 size.

3.7 Title Block

All drawings shall have a title block with the following information:
3.7.1 'Al Futtaim Group - Real Estate' and AFG Logo + Project Logo
3.7.2 Drawing Number and revision (in accordance with
AFGlAFGlZZ999lGllPRClOOO105)
3.7.3 Drawing Title
3.7.4 Date and Explanatory note for each revision
3.7.5 Printed Initials and signatures of 'Made by' 'Checked by' 'Approved by'
individuals in the organization who produced each revision of the
drawing. 'Made by' and 'Checked by' shall not be the same individual,
but other overlaps (Made by & Approved by, Checked by & Approved

by) are acceptable. Thus the drawing will always be signed by at least
2 individuals. In the case of drawings circulated electronically, an
original signed hardcopy version of any drawings required to be
issued to Al Futtaim Group - Real Estate is to be sent sent to Al
Futtaim Group - Real Estate (relevant Project office), in addition to any
electronic transfer, and receipt by Al Futtaim Group - Real Estate of the
original signed hardcopy version will be the 'receipt' of the drawing in
the contractual Icommercial I programming context.
3.7.6 Name and contact details and explicit identification of the
organization that produced the drawing and any sponsoring
organizations and the Architect of Record (or Engineer of Record, as
appropriate). In this context explicit identification means that it should
be stated who is the organization who produced the drawing, any
sponsoring organizations, the Architect of Record etc. in a manner
which is immediately clear to any user of the drawing without prior
knowledge

A sample of a suitable title block is included in 3.1 3 below.

(Dubai Festival City - example Drawing Title block)

3.8 Revisions

3.8.1 In addition to the information about revisions required in the Title Block,
all latest revisions shall be indicated by a cloud + a clearly
understandable revision id at the actual parts of the drawing which
have been revised in the latest revision.

3.9 Drawings with Multiple Sheets

3.9.1 Drawings with multiple sheets can be accommodated by assigning a

separate drawing number to each sheet and making suitable cross
references via the drawing titles and notes. Modification of the number
system in procedure AFGIAFGIZZ999IGIIPRClOOOl05 in order to
accommodate drawings with multiple sheets using the same drawing
number is not acceptable.

3.10 Drawings with Adjacent Continuation Sheets

3.10.1 All drawings with adjacent continuation sheets shall have a note on the
affected match lines indicating that the drawing continues and stating
which drawing it continues on.

3.11 Keyplans and Direction Arrows

3.11.1 All general plan drawings shall have a keyplan indicating where they
are located within the particular (sub) project. All general plan drawings
shall have an indicator of direction 'North' and direction of Mecca.

3.12 Audit Trail between Fabrication or Workshop drawings and 'parent'

Design drawings

3.12.1 In addition to following the system of drawing numbering described in

this document, all fabrication and workshop drawings shall have a note
cross-referring to the drawing numbers of those 'parent' design
drawings on which they are based.
