DEED OF TRANSFER OF RIGHTS

KNOW ALL MEN BY THESE PRESENTS:

I, LAISA V. GONZALES, of legal age, Filipino citizen, single, with residence at San Vicente, Mexico,
Pampanga, (hereinafter referred to as the TRANSFEROR),
- AND–
LUZ D. BAUTISTA, married to CARLO G. BAUTISTA, both sof legal age, Filipino, with residence
address at San Vicente, Mexico, Pampanga, (hereinafter referred to as the TRANSFEREE),

WITNESSETH THAT:

WHEREAS, the TRANSFEROR is the only legitimate and surviving heir of the late, Spouses
ERNESTO L. GONZALES and CLARITA V. GONZALES who died intestate on March 19, 2019 and July
30,2008 respectively at San Vicente, Mexico, Pampanga. (Attached herewith the death certificates marked as
Annex “A” and ‘B”).

WHEREAS, the said deceased died without any will or testament and without any outstanding debts in
favor of any person or entity;

WHEREAS, the said deceased at the time of their death, left a certain property rights (home lot)
situated in San Vicente, Mexico, Pampanga consisting of approximately One Hundred Fifty (150) Square
meters, more or less.

WHEREAS, the TRANSFEROR has now the lawful right and the sole heir over the parcel of land
mentioned above including all existing improvements thereon. (Attached herewith the birth certificate of the
TRANSFEROR marked as Annex “C”).

NOW THEREFORE, for and in consideration of the sum of ONE HUNDRED FIFTY THOUSAND
PESOS (P150,000.00) Philippine currency, paid in full by the TRANSFEREE, the TRANSFEROR is
transferring all her rights and interest over said parcel of land including all existing improvements thereon in
favor of the TRANSFEREES;

WHEREAS, TRANSFEREE accept said transfer.

AFFIDAVIT OF SELF-ADJUDICATION
WITH DEED OF SALE

I, LAISA V. GONZALES, of legal age, Filipino citizen, single, with residence at San Vicente, Mexico,
Pampanga, Philippines after having been duly sworn to in accordance with law hereby depose and states:

1. That I am the only surviving heir of the late, Spouses ERNESTO L. GONZALES and CLARITA V. GONZALES who
died intestate on March 19, 2019 and July 30,2008 respectively at San Vicente, Mexico, Pampanga (copy of their
death certificates are hereto attached as Annex “A” and “B” and made an integral part hereof), left a certain
property rights (home lot) situated in San Vicente, Mexico, Pampanga consisting of approximately One Hundred
Fifty (150) Square meters, more or less.

2. That at the time of their death, said decedents left no will and obligation;

3. That it is to the best of my interest I hereto adjudicate unto myself the above-mentioned parcel of land;
BY WAY OF DEED OF SALE

4. That for in consideration of the total sum of ONE HUNDRED FIFTY THOUSAND PESOS (Php 150,000.00),
Philippine Currency, receipt of which is hereby acknowledged from LUZ D. BAUTISTA, married to CARLO G.
BAUTISTA, both of legal age, Filipino, with residence address at San Vicente, Mexico, Pampanga, I hereby SELL,
TRANSFER and CONVEY, in a manner absolute and irrevocable, unto LUZ D. BAUTISTA, married to CARLO
G. BAUTISTA, their heirs and assigns, the above-described property together with all the improvements thereon,
free from any liens or encumbrances;

5. I am executing this affidavit to attest to the veracity and truthfulness of the foregoing statements and for all legal
intents and purposes it may serve.
