DEED OF ABSOLUTE SALE

KNOWN ALL MEN BY THESE PRESENTS:

That We, JOSIE G. FLORES AND QUIRINO S. FLORES, of legal age, married, Filipino
citizen and resident of Talba Masantol Pampanga, and by virtue of a Special Power of Attorney hereto
attached, the Atty-in-Fact of MICHELLE FLORES, QUIRINO FLORES JR., JOHN ERIC
FLORES AND MAYLA GUINTO all single, hereinafter referred to as the VENDORS:

WITNESSETH:

1. That the VENDORS are the registered owner of a parcel of land, more particularly described
as follows:

Transfer Certificate of Title No. 401269-R

A parcel of Land identified as Lot 48-J-3-A of the subd. Plan Psd-03-080829, being a portion of
Lot 48-J-3 of Psd-03-080361 LRC Rec. No. situated in the Bo. of Sebitanan, Municipality of Mexico,
Province of Pampanga xxx. Containing an area of SIX HUNDRED NINETY SIX (696) square meters,
more or less.

2. That for and in consideration of the sum of THREE MILLION ONE HUNDRED
THOUSAND (P 3,100,000.00), Philippine currency, the receipt hereof in full is hereby
acknowledged, the VENDORS have SOLD, TRANSFERRED and CONVEYED and by
these presents to hereby SELL, TRANSFER and CONVEY, by way of absolute sale, unto the
VENDEE, _________________________________ her heirs and assigns the above-
described parcel of land, free from all liens and encumbrances.
