2.1. Layout without 2 sides offset - As clarified by MD & AM, AE -Done
maximizing the floor space is the priority by occupying
the 2-offset side (back & right side) which are 2 m. & 1
m. respectively. Use the 2 firewalls at the back & right
side as the building wall.
2.2. Layout with 3 sides offset – The advantage of this option AE -Done
will allow to plant columns for the 2nd floor and allow to
have ventilation/windows on all sides of the building,
unlike the 1st option as pointed out by DP.
3. MD to provide offset and drainage restriction or ordinances MD -pending due COVID.

TODAY’S TOPIC
☐ NOTE: AM pointed out that the submitted options for offset
blocking will be forwarded to the committee to vote on but the
reciprocal budget that it will entail as to the ratio of the floor
area will need further deliberation.

☐ MD raised the issue of the remaining space on the left side 11 Oct AE
when facing the property from the roadside. If the issue is
maximum usage of the space on the left side, AE suggests
making that side the firewall. AE also pointed out that the
firewall on the right and backside will block the natural
airflow of the wind based on the wind map of the area and
video presentation of the wind movement. AE also suggested
flipping the design based on the wind info and also shift the
foot & movement traffic parallel to the wind data.
☐ Based on the previous meeting PD pointed the 4 advantages
of having the 3side off-set since
1. it will provide airflow/natural ventilation,
2. planting of new foundation & column for future expansion,
3. space to build drain system-sump pump and
4. not to build any column or firewall since the building is
independent of the future structure (ref: 4.2 prev. MOM).
Upon further discussion, AE pointed that the above option
can accommodate 115 straight row seating capacity based on
the rules of thumb for a church building.

☐ An option AE pointed out is to use the left and half of the


backside as the firewall with the option of 7 column built-in (3
and 4 columns respectively) and address the airflow. The use
of insulation without a ceiling might be an option to save
some cost or the use of polyurethane coating.

☐ AM stipulated with the current situation of the Church, he is


concerned about the budget and may not have the 2nd round
of funding or slow inflow of funds to have a further phasing
system of construction. AM also pointed out the following:
1. that the 2nd-floor design considerations will not be included
but are looking at the 100-seat capacity with pulpit and
ceiling,
2. full enclosure of the building since there are assets that
need containment and safekeeping and phasing works that
leave the building assets vulnerable will be out of the
picture,
3. pointed out the volume of the rainfall and that the building
needs to be enclosed and secure.
4. provision AC units as the next phase of improvements.

☐ Reminded of the previous meeting: Design of the masterplan


and the new building was extrapolated based on the info
provided by PD that the slope was good enough that the
rainfall will not be an issue at the moment since the previous
owner will allow the rainfall & water flow to pass through the
back of the lot. PD stipulated that to incorporate the design of
the sump pump and its system to the initial design and will be
considered as additional work for later improvement as the
need arises and by doing so the church can implement the
said work since the design was already completed. PD also
requested the geodetics services to verify the slope and
potential saving that it would entail if the church can be built
on the natural grade level of the lot but sadly the concerned
personnel is not available due to covid. MD suggested to
backfill the back lot and a brethren would help on the backfill

material but the compaction equipment and services would be
the concern plus the every 30cm test compaction. AE agrees
with the suggestion and further suggests that the backfilling
goes higher than the roadside.
☐ The use of heat exchangers and/or evaporated fans was
introduced in combination with AC units to save cost on
power consumption, equipment, wiring, and panels.

Special notes: MD reiterated that the delay of the necessary documents upon several visits was due to covid
protocol of the LGU staff is either not available or on skeletal force to handover or gathering the pertinent
document. MD is hoping to get all this info within the week as it becomes available.
