SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, MERCEDITA VERDE, the undersigned, of legal age, and resident

of 104 Verde Compound, Purok 2, Brgy. Lagare, Cabanatuan City, Nueva
Ecija have made, constituted, and appoint DARWIN G. VERDE also of
legal age, Filipino, and a resident of 104 Verde Compound, Purok 2, Brgy.
Lagare, Cabanatuan City, Nueva Ecija, and as my true and lawful attorney
in fact, for me and in my name, place and stead, to perform the following
acts:

1. To bring suit, prosecute and/or file all appropriate actions for criminal
case/s and/or civil case in my behalf relative to the property covered
by TCT No. T-132608 which was illegally transferred to the name of
ESTHER PASCUAL, particularly to appear in my behalf in criminal
case pending before Municipal Trial Court in Cities Cabanatuan City
Branch II;

2. To sign and execute proper complaint, judicial affidavit including

Verification and Certification of Non-Forum Shopping related to the
filing of every pleading, petition, memorandum, motion or position
paper before any court of law or government agencies, as well as to
sign and interpose appeal, petition for certiorari or appeal
memorandum whenever necessary, including the authority to appear
in Court, quasi-judicial bodies or Prosecution’s Office, relative to the
complaint and civil cases above-mentioned;

3. To execute in my name any and all papers relating thereto, and to

sign, execute, acknowledge and deliver any and all agreements, or
other writings therefore, or in any way connected therewith, with the
said property;

4. To enter into compromise agreement and/or amicable settlement in

my name and stead, attend pre-trial conference and perform all the
provisions mandated under the rules, including mediation and Judicial
Dispute Resolution (JDR) in connection with and related to my
aforesaid action/s brought or to be filed for or against me concerning
the same subject matter, with full authority to delegate this power to
another person or attorney who will attend to the case, including the
 power to enter and sign compromise agreement and to revive the
case;

5. To sign, execute, receive and/or deliver contracts and agreements,

including the Affidavit of Desistance and other papers and/or money to
effect with his power stated in this authorization pertinent to the
authority mentioned in the preceding paragraph; and

6. In general, to do all other acts, deeds, matters and things whatsoever,

in or about our estate, property and affairs, or to concur with persons
jointly interested with myself therein doing all acts, deeds, matters,
and things herein, either particularly or generally described, as fully
and effectually to all intents and purposes as we could do in my
proper person if personally present.

FURTHER GRANTING unto my said attorney-in-fact full power and

authority to do and perform such other acts which are necessary to carry
out the duties and authorities hereunto granted her, owning the same as
my true acts and deeds which I could lawfully do if personally present
thereat.
