SPECIFICATION

PROJECT : PROPOSED ONE STOREY COMMERCIAL BUILDING


LOCATION : AYALA HI-WAY, BARANGAY BALINTAWAK, LIPA CITY
OWNER : CAR CREW AUTOMOTIVE SERVICE CENTER

A. SCOPE OF WORK

1. The work completed under this contract consists of:


a. Furnishing all necessary labor, materials and tools for the complete
construction of the building in accordance with the plans and
specifications herewith submitted.
b. All works to be done shall be in the highest quality of workmanship
to the fullest intent and meaning of the plans and specifications
unless otherwise specified by the engineer.

B. PLANS & SPECIFICATION

1. The plans and specification shall be considered as cooperative and all in one
and not mentioned or indicated in the other vice-versa and shall be done by
contractor as these is duly mentioned in both.
2. It is numerical indications appear on the plans, all drawing shall be carefully
followed according to the scale of the drawings, but if they are not indicated,
the numerical notations must be followed and not the scale of the drawings
and specifications shall be govern. In case of discrepancies on figures and
drawings, the matter shall be made.
3. No changes in drawings and specification shall be made by the owner,
contractor or workmen, without prior approval by the engineer.
4. All instruments of services are considered as the personal property of the
engineer and it is only with the prior written consent that the same may be
reproduced and used by the other persons, the engineer is obligated to furnish
his client with prints of plans not to exceed five (5) and three (3) sets of
specification and bill of materials the cost which shall be assumed by the
engineer. However, the cost of additional sets required shall be chargeable to
the owner.

C. GRADING & SPECIFICATIONS

1. The contractor shall clear the building site for a distance of three meters in all
direction outside the building lines without extra compensation from the owner
provided however, that be shall no require beyond an existing street, should
said street be nearest than three meters to any building line.
2. The contractor shall grade the area included within the cleaning lines and shall
be included in the building contract.
3. All fills be placed in the layers not exceeding 6” thick each layer thoroughly
compact by wetting or rolling.
4. Excavation shall be done in accordance with the required depth. All loose
materials shall be removed from the bottom of excavations before setting up
footing and no footing shall be used back filling.

D. CONCRETE & MASONRY

1. General Condition
a. All concrete works shall be done in accordance with the
specification for concrete and reinforced concrete as accepted by
the Bureau of Public Works (latest edition) which is part of these
specifications.
b. Reinforcing bars of all-important reinforced concrete members
deposited directly against the ground shall be protected with at
least 3” concrete.
2. Proportioning of Concrete
Class A (1:2:4) for all beams, girder and columns
Class B (1:2:5:5) for all footings and embedded slabs
Plain Cement on concrete slabs shall be ½” thick and spread I true and
even surface.

E. FENESTRATION

1. General Condition
a. All works included under this section shall be subjected to section
“A” hereof.
2. Doors & Windows
a. All doors and windows shall be decided by the owner and engineer
in conformity of plan and specification.
3. Floor Finished
a. All floor finish shall be decided by the owner and engineer in
conformity of plan and specification.

F. PLUMBING (rough and fixtures)

a. All work stipulated under the specification shall be subject to section


“A” hereof.
For water closets – ½” diameter GI pipes
For lavatories – ½” diameter GI pipes
For showers – ½” diameter GI pipes
For faucets – ½” diameter GI pipes
b. The contractor shall furnish all labor, materials and tools necessary
for the construction complete of the plumbing system including all
fixtures within the building. Connections with the main sewer shall be
included.
c. All plumbing works and installation shall be done in accordance with
the existing sanitary and plumbing ordinance of the City or
Municipality.

1. Piping
a. Every water closets and lavatory shall have a separate shut-off.
b. Water piping shall consist of standard PVC pipers. The building
contractor shall provide and install the water line of the building to
the nearest water main.
c. The size of pipes must, in all cases conform to the sanitary code of
the City or Municipality.
d. From this water supply connection, it shall run ½” diameter PVC
water supply pipe lines to the different fixtures as follows:

For water closets – ½” diameter GI pipes


For lavatories – ½” diameter GI pipes
For showers – ½” diameter GI pipes
For faucets – ½” diameter GI pipes
G. ELECTRICAL WORKS
1. General Condition
a. All works stipulated under this specification shall be subject “A”
hereof.

2. Materials
All electrical to be used in this installation shall be imported brand or
equal and shall bear the seal of the under writers laboratories, inc. as
approved wiring materials.
3. Method of Wiring
The entire system of wiring shall be done in accordance with the rules
and regulations of the latest edition of the National Code and shall
conform to the minimum requirements of the City or Municipality and
Meralco or local power company.

4. Type of Wiring
The type of wiring shall be standard conduit work in all masonry,
concrete, slabs and columns. Service entrance shall be such size as to
take care of the connected load.
5. Workmanship
All works shall be executed in a workmanship manner and shall present
a neat and orderly appearance.

H. RESTRICTIONS

1. The owner shall be allowed to sue or to occupy the building until the following
shall be accomplished.
a. The building is completely constructed, and the same conforms to
the plans and specifications.
b. Termination of works and acceptance thereof of the owner is
executed stating thereof that said building is constructed in
accordance with the plans and specifications and the owner have
no complain anymore.

I. ACCEPTANCE OF WORKS

1. Upon satisfactory inspecting the building that the same conform to the plans
and specifications, the engineer shall submit to the owner a written notice that
the said building is ready for occupancy and is subject to the later approval.

2. Within (7) days after receipt of engineer’s notice, the owner or his/her
representatives shall execute approval of the said building.

3. Upon acceptance of an affidavit that the owner has approved the completion
of the building and acceptance thereof, the work is automatically terminated.
