AN EXAMINATION OF RESIDENTIAL RENTALS HOUSING DEFICIT IN NEW AND

OLD G.R.A BAUCHI STATE

ABSTRACT

Housing is important to the development of any society, and it has both economic and welfare
effects. The research on examination residential rental housing deficit in new and old G.R.A
Bauchi with a view to achieving the housing deficits in the study area and its effects on the
growing populace and postulated research questions as What is the current rental housing
availability in the in New and Old G.R.A, What is the demand for rental housing in New and Old
G.R.A, What is the level of rental housing deficits and there causes and What are the viable
recommendations on the strategies to curb rental housing deficits. Relevant literatures were
analyze related to the study. The research method is survey based on quantitative. This involves
the collection and analysis of numerical data through the use of statistical methods with a
population of 50,000 using Yaro Yamane Formula the sample size was 399 in which structured
questionnaires were distributed to landlords and Estate surveyors and 207 were successfully
filled and duly retrieved. For data analysis and presentation descriptive analysis like weighted
mean score was used in addition to frequency and percentage distribution. From the analysis the
study reveals that the low income influence demand for residential housing accommodation with
a mean score of 3.1 and was ranked 1 st, taxation also influence the demand for residential
housing accommodation with a mean value of 3.0 and was ranked 2 nd, the finishes and layout has
influence demand with a mean score of 2.4 and was ranked 3th and speculation demand was not
significant with a mean of 1.6 and was ranked 6th on demand for residential housing
accommodation and concluded that demand for affordable and quality housing in Nigeria is very
high and growing steadily. There is urgent need to stimulate the players in the housing sector in
order to reduce the widening housing deficit in Nigeria. The following policy suggestions would
help close the housing deficit in Nigeria, there is need for policymakers to ensure finance is
adequately provided and guaranteed to enable investors perform optimally. Basic infrastructure
such as roads, power supply, security, etc. should be adequately provided and guaranteed to
attract investors (local and foreign) and recommended that taxation should be made adequate to
all citizens to avoid demand pressure on residential rent, location is another factor that need to
be considered in terms of residential rent, price of building material should be made affordable
also tax factor should always be favoring the tax payer in order to boost the response to their
needs that arise to them.
