LEASE CONTRACT AGREEMENT

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE is made by and between (Home Owner) and (Tenant)
effective 01 October 2022 for the period of Twenty-Four (24) months. Each Landlord
and Tenant is referred to as a “Party” and collectively as the “Parties”.

This Agreement made and entered into at [PLACE] this ____ day of [MONTH,
YEAR] by and between [NAME OF LESSOR], of legal age, single/married to
[SPOUSE, IF APPLICABLE], (LESSOR) and resident of [ADDRESS], and [NAME
OF LESSEE], of legal age, single and resident of [ADDRESS] (LESSEE),
WITNESSETH that:

1. Premises. The premises leased is a Warehouse space known as “Bodega”


situated in ___ (the “Premises”).

2. Agreement to Lease. The Homeowner agrees to lease to the Tenant and the
Tenant agrees to lease from Homeowner according to the terms and conditions
set forth herein on the Premises.

3. Term. This agreement will be for a term of Twenty-Four (24) Months effective 01
October 2022 to 01 September 2024 (the “Term”).

4. Rent. Tenant will pay to the Home Owner a monthly rent of Three Thousand
Pesos (3,000.00) for the Term. The payment for the first 12 months will be paid
in full upon the execution of this contract. Payment for the next 12 months shall
be paid in full at any time before the end of the Calendar Year 2023.

5. Presentability of the Premises. The Homeowner is responsible for the needed


repairs and enhancement of ceiling, roofing, painting, flooring, and doors before
occupancy of the Tenant. However, the Tenant will be responsible for the
aforementioned responsibilities during the Term and/or period of her stay.

6. Utilities. The Tenant is responsible for payment of all utility bills (i.e., electricity,
Wi-Fi, water, etc) and other services related to her stay in the Premises.

7. Security and Orderliness of the Premises. The Tenant is responsible for


cultivating a secured premises from suspicious personalities or activities
forbidden by law. Further, the Tenant is responsible for the neatness and
presentability of the vicinity/property.

IN WITNESS WHEREOF, the Parties have entered into this Agreement on the day
and the year first above written.
