DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is executed on [Date] at [Place] by and

between:

(NAME), Filipino, of legal age, single/married/widowed with

residence at _______________ (hereinafter referred to as
“VENDOR”);

(NAME), Filipino, of legal age, single/married/widowed with

residence at _______________ (hereinafter referred to as
“VENDEE”);

WITNESS THAT:

WHEREAS, the VENDOR is the registered owner of a parcel of land

covered by TCT No. ________, located at [Address], consisting of more or less
(____________) square meters, over which a two-story house made of strong
materials is erected (hereafter referred to as “the Property”), and more
particularly described as:

WHEREAS, the VENDOR has offered to sell the Property to the VENDEE
and the latter has agreed to buy said Property, on an ‘as is where is’ basis,

NOW THEREFORE, for and in consideration of the sum of [amount in

words] Pesos (PhP_________.00) (hereafter referred to as “the Purchase Price”),
and under the terms herein set forth, VENDOR hereby SELLS, TRANSFERS and
CONVEYS his/her title, rights and interests in the Property unto the VENDEE,
free from all liens and encumbrances of any kind whatsoever.

The Parties agree that the VENDEE shall pay the Purchase Price in the
manner specified below:

Down payment of Php ________________ to be paid upon signing of this

instrument

The balance of Php ________________ to be paid [on (specific date) OR in

(number) equal installments of (Php ___amount) paid on (specific dates),
with post dated checks]

The VENDOR shall pay the Capital Gains Tax on the sale of the above
property while the VENDEE shall pay the Documentary Stamp Tax and such
other taxes or fees involved in this transaction and other costs to effect the
transfer of title.
