MANUAL

Maintenance Menu

(Figure 1.0)

Go to Maintenance table then, click the Quality Assurance Data Capture for data pruning
process. This window contains the data in RPT assessment.

How to check properties with No PIN?
- Allows you to view and check the properties with no PIN.

1. Select No PIN then, click [Retrieve] button to view properties without pin.
2. Click the [Open Property] to view the FAAS/TD record.
3. For the land property, fill-up the section and parcel no. to generate the PIN number.
(See Figure 1.2)
4. For building property, click the parcel button to search the land reference and display
the PIN no. (See Figure 1.3)
5. For machinery, click the reference tab to get the land or building reference to generate
the PIN no. (See figure 1.4)
6. Click [SAVE] button for the changes to be applied.

How to check properties with No Barangay?


- Allows you to view and check the properties with NO BARANGAY.

1. Select No Barangay then, click [Retrieve] button to view the properties with no
barangay.
2. Click the [Open Property] button to view the FAAS/TD record. (See Figure 1.6)

How to input properties that has No Barangay?

3. Click the dropdown list then, search for its corresponding barangay.
4. Click [Save] button.

How to check properties with No Classification?

- Determines for those property without classification according to each data.

How to check properties with No Property Kind?


- Display properties with no property kind for the building appraisal.

How to view Duplicate Taxpayer?


- View all taxpayers with duplication.

1. Click Duplicate Taxpayer then, click [Retrieve] button to retrieve all the taxpayers with
duplication.

2. Mark the box [Merge] and the box [Into] for the taxpayer that you’re going to merge.
3. Click the [Merge] button at the upper part to process the merging of owner name.
4. Figure 2.2 will display after the merging process.

5. Click the [Process] button to merge the Local TIN and the alert box will appear that the
merging was successfully completed.
6. To complete the process click [OK] button.

How to check properties with Duplicate PIN?


- Display all the properties with the duplication of PIN for every location of property.

1. Select the Duplicate PIN then, click [Retrieve] button to view the properties with
duplicate PIN. (See Figure 2.4)

2. Verify the “count” column that contains how many times that specific PIN is used.
3. Use this data to check the PIN in land or building property for verification.
Assessment roll is needed as a reference.

How to check and determine the erroneous data for MISMATCHED


ASSESSED VALUES?
- Allows you to check those mismatched assessed values in the FASS/TD record and
specify the difference value.

1. Click the “Mismatched Assessed Values” then, “Retrieve” button to generate and check
the erroneous data where the assessed values are based on, including its difference
value. (See Figure 2.6)

How to check properties with MISSING RPT TABLE LINK?


- Allows you to display properties with missing RPT table link.

1. Click “Missing RPT table link” then, “Retrieve” button to view properties with missing
RPT table link. (See Figure 2.8)
- Missing foreign key/s between the appraisal tables and the main assessment tables.
- Open these records to edit and save.
- These IDs are necessary for the reports, such as the Quarterly Assessment Report.

How to Edit TD Memoranda and Annotation?
- This window is used for editing the memoranda and annotation.

1. Click the Real Property Tax menu and go to General Revision table and click
Edit TD Memoranda and Annotation.
2. After the window appear, click [Search] button to get the FAAS/TD you want to edit.
3. A pop-up window will appear, select the TD number radio button and fill-up in a textbox
following this format (Revision-year-Municipal code-Barangay code-Tax declaration no).

4. Click [Search] button.


5. From the Figure 3.1 above, click edit and encode memoranda or annotation if indicated.
6. Click [Save] button for the changes.

How to edit PIN for every Barangay in every Municipality?


- The Edit PIN window allows you to correct erroneous section and parcel number as
well as the boundaries. The retrieved PINs are sorted by section and parcel number.

1. Go to Real Property Tax menu and select the General Revision table and click [Edit PIN
and TD No]. (See Figure 3.2)
2. Click the [PIN- Land] radio button.
3. Select a barangay then, click [Retrieve] button to display the PINs of a selected
barangay. (See Figure 3.3)
4. Edit the section number in section column or edit the parcel number in the parcel
column, or edit the boundaries if necessary.
5. Click [SAVE] to apply the changes.

How to edit TD number for every Barangay in every Municipality?

- The Edit TD window allows you to edit the TD number, memoranda, assessed by,
assessed date, approved by and approved date.

1. Click [TD No.] radio button and select what barangay you want retrieve.
2. Click the [Retrieve] button to display all the TD numbers of the selected barangay.
3. Edit the data if there are necessary corrections.
4. Click [SAVE] button.

The [Process TD] button will change all the TD number in this format “revision-year –
municipal code – barangay code- tax declaration no.” ordered by PIN no. It processes
the numbering of TD’s and sorted accordingly to numbering.

REPORTS- List of Assessed Properties

How to view the List of Assessed Properties?


- Allows you to check and verify the market value and assessed value for all barangays
or for every barangay you want to display.

1. Go to the Reports menu, click Real Property Appraisal table then, select
the List of Assessed Properties widow. (See Figure 4.0)
2. Select barangay from the list you want to display then, [Retrieve]. (See Figure 4.1)
3. If you want to include those cancelled properties, click the checkbox. (See Figure 4.3)
4. The market and assessed value of the selected barangay will be displayed.

1. Select All Barangays to display all the Market and Assessed Value then, [Retrieve].
2. The summary of market and assessed value will be generated. (See Figure 4.5)
