FAN COIL UNITS

1. PURPOSE:

The purpose of this method statement is to define construction sequence in

relation to the installation, testing & Commissioning of Fan coil units (FCU). The
aim is to set out the procedures, precautions to be observed during unloading,
lifting, shifting, storing and installation of Fan coil units. All works will be carried
out in accordance to site safety rules and regulations as guided by HSE
Management. This method statement shall be read in conjunction with project
specification, relevant codes for installation.

2. SCOPE:

This method statement defines the construction methodology for the

installation, testing & Commissioning of Fan coil units (FCU). The work will be
coordinated with other services during the execution of work in line with the
specifications, approved TDS, approved MAS, approved shop drawings, safety
and quality requirements.

5. RESPONSIBILITY:

Manager:

 He shall be responsible for all the contractual requirements pertaining to

this activity and method statement.
 Be the focal point for all communication and correspondence.
 Ensure that effective systems to monitor and control the works are
implemented, particularly in respect of safety, quality of the works.
 Directing construction activities through engineers & associates.
 Review overall progress of activities pertaining to this method statement
and communication with contractor for coordination of civil works and
other services etc.
 Take active participation in all QA/QC matters.
 Coordinate with various agencies to reduce interface problems.

Site Engineer:

 Conducting toolbox talks to explain the work procedure and maintain

safety guidelines.
 Ensure that latest shop drawings are being used at site.
 Controlling the fitters/ fabricators, helpers and their performance,
supervision of installations.
 Organizing all necessary materials, tools, equipment to the work site and
assigning workman crew prior to commencement of work.
 Confirming materials used at site are as per approved material submittal.
 Preparation for Stage Inspection and notification to Project Engineer for
inspections.

Quality Personnel:

 QA/QC personnel shall be overall responsible for QA/QC activities.

 Ensuring the quality of Materials delivered at site as per specification and
approved material submittals by conducting stage wise inspection at
factory and site.
 Facilitating Client / Third party Inspections as per approved Inspection
Test Plan.
 He shall be responsible for the execution of correct installation techniques
and control with respect to this method statement and reference
documents.
 Witnessing all Checks / tests.
 Maintaining records of calibration, inspection and testing equipment.
 Documentation of test records and stage inspection.
 Reporting and monitoring of non-conformance status.

Safety Engineer:

 Shall facilitate and maintain a good safe working practice at site.

 Shall facilitate the risk analysis and require preventive measure.
 Check PPE for all workers and staff during execution.
 Take prior precaution to avoid any accidents.
 Check the equipment used for lifting the materials are tested and safe for lifting.
 Shall be responsible for ensuring that all involved personnel have attended
company HSE induction and follow HSE regulations, safe work practices, safe
working environment.
 Shall be responsible to conduct work site inspection to ensure that all the
activities are performing as per the standard safety procedures.

 Shall lead HSE communication with workforce to encourage reporting of

incidents, hazard identification, risk management and emergency
preparedness.

6. METHODOLOGY FOR INSTALLATION OF FCU

Material Receipt and unloading of FCU’s

 The materials received at stores / site shall be checked for manufacture details,
as per delivery note and as per approved material submittal to ensure delivery
is correct.
 Unload Fan coil units with manually and store in the designated place.
 Ensure HSE permit is taken before starting the lifting.
 Always be careful to avoid damage when handling.

Material Storage (Material Storage and Management Method)

 Fan coil units shall be unloaded in designated area.

 Equipment’s should be kept at dry, covered area so that they are prevented
from getting damaged.
 All Units shall be stored and preserved properly as per the Fai coil unit
manufacturer’s recommendations.

Pre-requisites required before starting of works

 Take the shop drawings approved for construction.

 The installer will receive a set of installation drawings from the factory with tag
numbers and installation shall be executed as per manufacturer
recommendations.

 Manufacturer’s installation manual.

 All the materials used for this activity of method statement shall be checked &
inspected by contractor QA/QC Engineer and approved by engineer prior to
Installation.

 If any damage or distortion is observed In FCU’s then appropriate rectification

measures shall be taken by manufacturer to rectify the same until satisfactory
results are obtained.

 Ensure that the fan coil units shall be vertical type for floor mounting, horizontal
type for ceiling-suspension as per project specification.

 Floor-mounted vertical units shall have vertical top discharge; and horizontal
units mounted within ceiling space shall have horizontal discharge and shall be
ductable as per specifications.

 Fan coil units shall be complete with chilled water coil, centrifugal fans and
motor, cleanable fabric filters, double-wall insulated condensate drain pan.

 Ensure that the ends of the Coil and Drain pipe are capped properly.

 Procedure for Installation of Fan coil Units (FCU)

 Ensure proper follow up is done with civil people for the installation of FCU’s.

 The site engineer and supervisor shall identify the location of FCU’s installation
with reference to approved shop drawings and co-ordination drawings.

 Ensure storage requirements are complying with manufacturer’s

recommendations.

 It is recommended not to remove the plastic covering materials during and after
delivery to avoid corrosion and deterioration

 Marking to be done on the ceiling for hanging of FCU.

 Vibration Isolators are installed as per the load calculations done during MAS
approval.

 Lift the FCU and hang it to the installed vibration isolators and tight the nuts
provided.

 Slope to be maintained towards the condensate drain pipe outlets.

 Clean and Install the filters for the FCU.

 Provide Electrical connections for the Fan coil unit.

MECHANICAL IDENTIFICATION OF FCU’s

 Each FCU’s shall be identified by a permanently attached name plate made of

brass or other corrosion resistant metal as specified by the client.
 Each tag shall contain the following information as follows:
 System and unit designation from schedule of equipment
 Manufacturer’s name and address
 Serial number and model number
 Rated capacity

7. Testing and commissioning

Pre- Commissioning of Fan Coiling Units (FCU)

 Inspect Chilled water piping for flow direction and correct connections in to the
Unit.

 Ensure that Flushing of chilled water system is done before leaving the water
into the Unit.

 Check the ducting works is done properly.

 Check the flexible connectors are provided for the units.

 Check all the valves for Supply and return Chilled water pipes are open.

 Check all the Filters are cleaned and placed as per Manufacturer
Recommendations.

 Ensure all the Electrical connections and terminations done properly.

 Ensure BMS connections and Fire alarm connections are done and terminated
properly as per project requirements.

 Check for the proper drain for condensate.

Commissioning of Fan Coil Units (FCU)

 Check for the motor correct rotation.

 Start FCU and run for some time.

 Check for the motor RPM as designed for the unit. Motor speed should not
exceed to the designed RPM.

 Measure the intake airflow and adjust to the designed set value.

 Check the condensate drain water goes out freely without staging.

 Record all the parameters in the commissioning report and submit for
Engineer’s approval

8. Inspection and Testing

 The entire process shall be monitored for quality of workmanship and

installation against approved shop drawings by contractor’s QA/QC engineer

 Upon the arrival of FCU to site the equipment’s shall be inspected by

contractors QA/QC engineer for visual and dimensional checks.

 All the works shall be inspected for the conformance towards project
specifications

 The inspection formats shall be used in accordance with the requirements of

client documentation procedures

 All the inspection requests which is a witness point as per the ITP shall be
submitted one day prior to the client.

 After contractors QA/QC inspection, the inspection request shall be officially

submitted to client for inspection and approval.

RECORDS:

 All inspection formats and other records shall be as per project approved forms.

 The inspection formats shall be used in accordance with the requirements of

main Contractors Unique documentation procedures.

9. Health and Safety Control Measures

Safety

 All activities will be executed in accordance with contractors HSE Plan and HSE
guidelines.
 Safety risk assessment shall be performed for every job or task, which has the
potential for harm.
 Ensure Personal Protective Equipment (PPE) is available with all the workers.
 All required equipment and tools should be checked before start of work for
suitability and integrity.
 All safety Guidelines shall be adhered as per approved HSE Plan.
 Necessary permit to work to be obtained as per the site requirement.

 Before commencing any works, all employees will attend a safety induction
training to ensure all safety measures are understood and implemented and to
cover Specific procedures in case of emergency and if necessary practical
training .Exercises will be conducted on escape routes, signage, evacuation
and rescue

10. HOUSE-KEEPING:

 Effective housekeeping can eliminate some work place hazards and helps to
get job done safely and properly.

 The work area shall be maintained neat and tidy as reasonably practical all the
times
