By this Power of Attorney I,

to act on my behalf and sell the real property which is owned by me, scope of
right ½, registered in the Title Deed 313 Cadastral Municipality Budva, Regional
Office Budva, on the land lot 1780/1, number of the building 1, PD 681, an
apartment of 38m2, seventh floor

I also authorise the aforementioned person to perform the following actions


on my behalf:

- enter into and execute a pre-agreement or sale and purchase agreement


before a competent notary in relation to the aforementioned property
- agree upon all and any conditions of the pre-agreement or sale and
purchase agreement
- give any kind of statements, certificates, clausula intabulandi (statement
for registration of real property) and any similar documents not listed
herein but which may be necessary for the implementation of the
aforementioned legal transactions
- take all the legal actions which refer to the changes, amendments or
termination of a pre-agreement or sale and purchase agreement in
relation to the aforementioned property, if necessary
- to represent me before any state and other authorities in Montenegro in
relation to the implementation of the sale and purchase agreement for
the said property
- I authorise the attorney to receive the money from the sale and
purchase of the aforementioned property within the scope of rights
which belong to me or to receive the total amount of the money under
the agreement and to pay the said amount to his/her bank account (if
necessary) with any bank in Montenegro or abroad and from his /her
bank account to transfer the full amount of the sale and purchase price
under the agreement to my bank account according to the bank
instructions or give the money to me in cash, which amount shall be
reduced for the agent’s fee, electricity, water, garbage disposal, taxes
and other bills related to the aforementioned property which have not
been paid (and to provide receipts of the payments so that I could know
precisely how much was deducted from the sale and purchase price). I
also authorise the attorney to use the received money from the down
payment for the payment of the aforementioned bills.
- to represent me before competent courts and state authorities of
Montenegro in relation to the said real property, if necessary.
- to sign a lien statement in case the buyer buys the apartment from the
loan provided by any of the banks in Montenegro
- to receive the decision which allows the change of the ownership rights
in relation to the aforementioned property from the present owner to
the buyer from the Real Estate Directorate, Regional Office Budva, to
waive the right to appeal to the said decision or, if necessary, appeal to
the said decision and in that respect engage a professional if it is
necessary.
- after the payment of the full amount of the agreed sale and purchase
price, to sign all the documents in the Land Registry, Revenues
Administration and other local and state institutions if it is necessary,
including clausula intabulandi before a competent notary.
- to engage a land surveyor or other professionals if necessary
- to perform any other actions not listed here but they are necessary for
the implementation of all the aforementioned legal transactions.
- to apply with the state authorities for removal of encumbrances, to
collect decisions, lodge appeals, if necessary
- After the payment of the full amount of the sale and purchase price
enter the buyer upon the possession of the subject property, to waive
the right to appeal and to represent me in all the other transactions
before state authorities of Montenegro in relation to the
aforementioned legal transaction.
- I sign this Power of Attorney of sound mind and disposing memory.
- This Power of Attorney is valid until the finalisation of the
aforementioned legal transactions
- The Attorney may transfer this Power of Attorney to third parties and
such third party may perform all the aforementioned legal actions in
relation to the real property which is subject of sale and purchase
