SPECIAL POWER OF ATTORNEY

I, LOURDES DELA PENA LEDESMA, of legal age, married, Filipino, with residence at Unit
No. 9 Midland Manor 2, Washington St., San Juan City, do hereby appoint, name and constitute
LIZZETTE DELA PENA DINGLASAN, of legal age, married, with residence and postal address at
No. 17 D Winston St., East Fairview Park Subd., Fairview, Quezon City, to be my true and lawful
Attorney-in-Fact to act, for and in my stead, to do and perform the following acts deeds and things, to wit:

1. To process the transfer of Condominium Certificate of Title Nos 006-2014007389 and 006-
2014007390 particularly Unit 24A and a Parking Slot situated in Kingswood Tower A Vito Cruz corner
Metropolitan Avenue, La Paz Makati City, registered under my name;
2. To request, fill-up, file, receive the necessary documents that may be required thereto;
3. To pay Capital Gains Tax, Documentary Stamp, Tax, Registration Fees, Transfer Tax and other
taxes/payments may be required related to the transfer of said titles;
4. To do such any other act or thing that may be required necessary or incidental to carry out
effectively any and all of the purposes for which this authority is hereby given;

HEREBY GIVING AND GRANTING unto my said attorney-in-fact full power and authority to
do and perform any and every act, and thing whatsoever requisite and necessary to be done in and about
the premises, as fully to all intents and purposes as I might or could lawfully do if personally present and
hereby ratifying and confirming all that my said attorney-in-fact shall lawfully do or cause to be done by
virtue of these presents.
