LOCATION
Britam Tower is a commercial building in Nairobi
owned by British-American Investments
Company (Britam).
It features a unique prismic shape, that starts as
an equal four sided square footprint and ends
with a two sided roof with a 60 metres (197 ft)
mast, containing three helical wind turbines.
It currently ranks as the tallest building in Kenya
and 3rd tallest in Africa.

FOUNDATIONS BASEMENTS
varying column sizes are placed on 110mm thick uniform Britam tower has 3 levels of basement which host
raft foundation to structures engineer detail. its services and a parking silo

WHY RAFT WAS USED


-Load of the structure had to be
disctributed over a large area
-foundation area was covering 50%
of the total ground area beneath
the structure the columns and walls
were placed so closely that the
individual footings would overlap
-stress on soil needed to be reduced
-there was a possibility of differential settlement
incase individual footing was used
-soil strata was unpredictable and contain
pockets of compressible soil.
-basement was to be constructed.

LIFT CORE AND LIFT


Britam towers has 11 lifts including 4 high speed statet of the art lifts moving
at the speed of 6m/s ensuring shorter lift waiting time contributing to its grade A
classification as an office space.

Ground -7th floor 8th to 31st floor

Britam towers lift control system works by a card reader system


which sends commands to the elevator panel after gtting card
details from the readerif the card is authorised for a partcular
floor it will activate the button of that floor there is a button
panel installed in every elevator

Landscaping
The landscaping features at the building and
the surroundings is both hardscape
and soft scape

as palms.

The facade features a full height high- THE MAST
performance glazing system incorporating two
types of glazing and a secondary ceramic rod
screening structure to provide shading while
optimising the use of natural daylight, as well as
reducing glare and solar gain.
