Background

PT. Yasmin Bumi Asri was the tender winner of the 145,12 Ha land
reclamation project in Makassar.
Together with PT Ciputra Surya Tbk , they established Ciputra Surya
Yasmin Bumi Asri (Ciputra Yasmin Joint Operation) to develop the
project.
Project Value
As appraised by the Amin, Nirwan, Alfiantori, and Associates Public
Appraisal Services Office, the total project value is
Rp. 5.969.402.000.000
(Five trillion nine hundred sixty nine billion four hundred two million
rupiah)
Or equivalent to
USD 420,114,153
(four hundred twenty million one hundred fourteen thousand one
hundred fifty three United States Dollar)
* USD/IDR rate on 4 September 2019, 1 USD = Rp. 14,209.-
Ciputra Yasmin Joint Operation
1. The form of cooperation in Ciputra Yasmin JO includes:
a. Yasmin Bumi Asri provides project licensing, while PT. Ciputra Surya
Tbk provides technical industry and know-how to develop, socialize
and market the projects.
b. Project management and operational activities, as well as estate
management of the project, are carried out by Ciputra Yasmin JO
through the Management Agency. The Management Agency has
the obligation and authority to fully manage and control all planned
development, operational, funding, socializing and projects’
marketing.
c. Reclamation planning and development are carried out in stages.

d. Investor’s reclaimed land is owned by Ciputra Yasmin JO.

2. Profits and losses resulted from the development and marketing of

the Project are distributed in the form of Profit Sharing, with the
proportion of:
- PT. Yasmin Bumi Asri = 50%
- PT. Ciputra Surya Tbk = 50%

strategic area master plan which is
located at the West of Losari Beach in
Tamalate District and Masiro District, in
Makassar City, covering a total area of
1,000 Ha, which is referred to as the
Center Point of Indonesia.

Areal Description
The total area of the project is 145.12 Ha, where 38.36 Ha of the total
area were handed over to the South Sulawesi Provincial Government to
build the City Center project with various public facilities such as a
mosque, a museum, an interactive park, government offices and an
artificial beach.
While the land area of 106.76 Ha will be developed into the Citra Land
City.
