Framing/Studs/Supports:
Foundation walls & Interior walls must be framed in 38mm x 140mm (1-1/2 x 5-1/2) referred to nominally as 2×6 lumber
Foundation walls no less than 190 mm or less in thickness.
Exterior walls no less than 140 mm thick & no more than 2.8 m high at the eaves & 4.6 m high at the peaks of gable ends.
Recesses are allowed in 190 mm walls provided they do not exceed 100 mm in depth, 750 mm in height & 500 mm in width.
Roof & Interior walls must be framed in 38 × 89 mm (1-1/2 × 3-1/2 in) material is referred to nominally as 2×4 lumber
Loadbearing Stud not less than 2x4 (38x89) spaced more than 24” (610mm) on centre. maximum height of 9'-10” (3.0m)
Insulation, R-Value Minimums:
Roof attic: R60, Roof no attic: R31, Exposed Floor: R31, Wall above grade: R22+5ci, Slab: R10, Window/Door Glass: =/< U1.6
Sheathing:
Subfloor Thickness of 18.5mm on 610mm supports minimum Plywood (19mm Waferboard)
Roof Sheathing Thickness: 12.5mm (9.5mm supported) on 610mm supports minimum Plywood (11.1/12.7mm Waferboard)
Exterior Sheathing Thickness: 7.5mm on 610mm supports minimum Plywood (7.9mm Waferboard)
Foundation:
The slab shall be not less than 125 mm thick & be reinforced with 10M bars spaced not more than 200 mm o.c. in each
direction, with 30 mm clear cover from the bottom of the slab to the first layer of bars, and the second layer of bars laid
directly on top of the lower layer in the opposite direction.
The slab shall bear not less than 75 mm on the supporting foundation walls and be anchored to the walls with 600 mm× 600
mm 10M bent dowels spaced at not more than 600 mm o.c.
Exposed slabs shall be (must be) sloped to effectively shed water away from the exterior wall.
A “Open Concept Dwelling” must be 145 sq ft, a bathroom 32 sq ft (toilet, sink, shower), laundry of 11 sq ft = 188 sq ft total
Off-Grid Notes:
Picture 2 shows a 720w solar panel system, as 4x 180w solar panels, on the roof. (Cost: About $100/100w, for 720w of panels)

24hr “full time” power usage would be: 1w + 5w (vampire drain) = 30w x 24hr = 696w + 4kWh/24hr (4696w/24hr)
Averaged “on demand” use per day: 360w + 600w + 70w + 320 + 150w + 166.8w + 15w + 280w = 1961.8w per day (24hrs)
Total: 4696w + 1961.8w = 6657.8w, or 6.6578kWh per day average usage
Pure Solar Generation: 720w of solar panels generate an average of 7.2kWh, or 7200Wh, per day (524.8Wh to spare/day)
1kWh Propane generator automatically starts when on low power, to charge battery array. 20lbs propane tank lasts 60hr
Picture 4 is the 4x 20lbs propane tanks (Cost: $50, each) stored in bench seat, with Lock, on front porch. (Run generator 60hr, each)

Loft Bedroom

There is enough room for a full-sized bed in the loft. Loft is slightly larger than main floor due to no interior walls. Storage under the
bed and room for a small dresser. LED TV on the wall.
Loft hatch can be opened and closed for privacy and safety. Loft ceiling height is 7’6-1/2” at barn peak, 6’10 at barn shoulder
if the living room floor area is at 5 m2/53.8 ft2, the minimum unobstructed glass area at 10% is 0.5 m2/5.4 ft2.
