CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE, made and executed this 26 th day of February, 2020,
in Quezon City, by and between:

CITI HAUS, INC., a domestic corporation organized and created under


the laws of the Republic of the Philippines, with address at 57 Cambridge
St., Cubao, Quezon City, herein represented by its President, RAFAEL A.
DAJOYAG, of legal age, married and presently a resident of the above-
stated address, herein referred to as the LESSOR;

and

AI Santiago, of legal age, with residence at 15D Primero de Mayo St.,


Galas, Quezon City, herein referred to as the LESSEE;

WITNESSETH

That the LESSOR lets and leases to the LESSEE a two-storey residential unit, located
at 15D Primero de Mayo St., Galas, Quezon City, subject to the following terms and
conditions set further herein below, to wit:

1. That the term or period of this CONTRACT OF LEASE is ONE (1)


YEAR effective upon the signing of this CONTRACT renewable at the will
of both parties;

2. That the monthly rental shall be THIRTEEN THOUSAND FIVE


HUNDRED (P13,500.00) PESOS only and shall be paid in advance on the
26th day of each month without any need of demand;

3. That the LESSEE shall make an advance payment of one (1)


month rental and 2 (two) months deposit, the total amounting to FORTY
THOUSAND FIVE HUNDRED (P40,500) PESOS ONLY. The deposit
cannot be applied for rent and it cannot be refunded unless payment for
water and electric bills and other obligations have been settled. If the
LESSEE shall vacate the premise before the one year term of the
CONTRACT OF LEASE has ended, the deposit shall be forfeited in favor
of the LESSOR.

4. That the LESSEE cannot sub-lease the premise or portion thereof;

5. That the LESSEE shall take care of the leased property as a good
father should do and will permit the LESSOR or his authorized
representative to enter and inspect the premise at anytime to ensure
safety, cleanliness, and sanitation;

6. That any damage done to the leased property above-mentioned


by the LESSEE or any other person related to the LESSEE or a visitor of the
LESSEE, during the period of occupancy will be charged to them
accordingly, except caused by ordinary wear and tear;

7. That the LESSEE shall not allow excessive noise or nuisance on


the leased premise, or allow the leased premise to be used for any
unlawful purpose or activity;

8. That the permanent occupants of the leased property shall not exceed
six (6) persons;

9. That all fixed improvements to be made on the leased premise be


subject to approval by the LESSOR and once approved, shall be left intact
by the LESSEE once he/she vacates the said premise;
10. That any violation of the above conditions shall terminate this
CONTRACT OF LEASE and the deposit shall be forfeited in favor of the
LESSOR.

IN WITNESS WHEREOF, the parties hereto have signed this presents this 26 th
day of February 2020 at Quezon City.

and deed, and the free act and deed of the entity whom Mrs. Dajoyag represents and
that she is fully authorized to sign for and in behalf of the corporation.

This instrument consisting of three (3) pages, including the page on which the
acknowledgment is written has been signed on the left margin of each and every page
thereof by the parties, including their witnesses.
