House Rent Agreement

This is rental contract between Mrs. Parbati Sedhai (Landlord)a permanent


resident of Chiti tilihar-7 lamjung, Nepal and Shyam Kumar Shrestha (Tenant), a
permanent resident of Kathmandu-10, Nepal for the house Mrs. Parbati
sedhai(Landlord) situated at Khadka Bhadrakali V.D.C ward-07 Kathmandu, Nepal
Plot No.58 with land area of 83.15 sq.m.Based on the following condition
mentioned below both the landlord and tenant have received signed copy of the
contract.

Conditions:
1. The mentioned house Ground floor & 1st floor can be used by tenant from
September 14th, 2022, A.D onwards.
2.The tenant shall pay the Six month (Half yearly) rent amount of Rs. 3,60,000/-
(In word: Three lakh sixty thousand) to the Landlord, similarly the tenant shall
have to pay the rent tax.
3. The tenant shall have to pay the charges of water and Electricity along with
maintenances fees.
4. The tenant shall have to obtain approval for installing Equipment’s required.
5. After termination of the contract, the tenure of the contract can be added by
the mutual consent of both parties.
6. The tenant can only carry out business in the rented rooms having obtained
license from the concerned body. Any illegal activities cannot be done at any cost
in the rented rooms. If such acts are done the tenant shall be liable for such
deeds.
We both parties have clearly read and understand the above-mentioned terms
and conditions of this contract and we hereby sign in the presence of an
undersigned witness.
