SHOPE RENTAL AGREEMENT

This deed of Rental Agreement executed at Gummidipoondi on 30 th Day of


DECEMBER 2022 between Mr.K.Nagaraj, s/o Mr.Namperumal, residing at
No:97/4 Nagalapuram Road Uthukkottai Tiruvallur-602026. hereinafter called
the "OWNER" OF The building party of the FIRST PART.

AND IN FAVOUR OF

"M/s. "K Devaraj", represented by its Proprietor, ( Aadhar


No.387484398469), residing at No .207,Kottakarai, Thervazhi
post,Gummidipoondi,Thiruvallur District,Tamilnadu-601201.and having Shop
at No:97/4 Nagalapuram Road Uthukkottai Tiruvallur-602026.hereinafter
called the "TENANT" the part of the SECOND PART, which terms "Landlord"
and the Tenant" wherever they occur unless repugnant to the context shall
mean and include their respective heirs, executors, administrators, legal
representatives and assigns witnesses as follows:
WHEREAS the party of the FIRST PART is the absolute owner of the
premises House at 97/4 Nagalapuram Road Uthukkottai Tiruvallur-602026.

WHEREAS the party of the SECOND PART has applied to the first part to let
out the said premises more fully described in the schedule here under
monthly rent of Rs.7000/- (Rupees Seven Thousand Only) payable according
to English calendar month exclusive of Electric Charges, for the purpose of
“TRADING” commercial only. THIS RENTAL AGREEMENT is executed on
the following terms and conditions.

1.The Tenant shall pay the Electricity Charges according to the Meter reading
of the respective premises. The party of the Second Part shall pay if any
increase in Electricity Deposit. The party of the First Part is not liable for any
fault or misuse of electric power. It fully depends upon the party of the Second
Part.

2. The Tenant has paid an advance of Rs.2,00,000 (Rupees Two lakhs only )
to of the Owner as agreed on this day of the agreement and that the
agreement itself is a receipt for the same.

3. This advance deposit of Rs.2,00,000/- (Rupees Two lakhs Only) shall be


returned without interest to the tenant the time of the tenant vacating the said
premises.
4. The Tenancy period of 11 months commencing from 30.12.2022 to
29.11.2023 according to the English calendar month.

5. The early of the Second part shall not sublet the said premises and shall
not make any alternation without the permission of the party of the First part
obtained in writing.

6. The party of the Second part shall keep the premises in good condition and
maintain the Electricity installations and fittings in good conditions.

7. Both the parties shall give three month notice to vacate the said premises
to each other.

8. The party of the Second Part shall not store any combustible or dangerous
materials or substance in the said premises let out to him.
9.The party of the Second part shall not cause any damage or waste to the
said premises, which is likely to impair or alter materially the utility of the
building.

10.It is hereby expressly agreed and declared that if the party of the Second
Part commits default in the payments of the monthly rents for consecutive
period of two months, the party of the first part shall not withstanding the
period of Eleven months herein before stipulated for processed against the
party of the Second part to eject the party of the Second.

IN WITNESSES WHEREOF THE parties hereunto have agreed to the above


terms and put their signatures in this agreement on the day ,month and year
first stated above.
