MIDTERMS

TOPIC 1. THE SUPPLEMENTAL SERVICES OF THE ARCHITECT (THE EXPANDED ROLE OF THE ARCHITECT
IN THE BUILT ENVIRONMENT)

- Basic architectural services are the expected services of a standard architectural contract. They are the duties an
architect needs to perform to complete the design and construction of a building.

- As the name suggests, supplemental architectural services are outside the scope of basic services. They are not needed
to complete the building per se, but they may be necessary to complete the project. For example, basic services do not
include site work, but site work might be necessary before you start construction.

- Architecture is not about creating a preconceived idea about a building’s use but it is more to do with the actual use it
would make in the world, creating a community surrounding it, and how it would perform differently in the urban scenario.
Such comprehensive informed information will build an integrated setup of a neighborhood.

- To create sustainability in a community, architects need to integrate the concept of sustainable community development
in their actions both as citizens and professionals. While the role of architects as professionals can be defined as a
process to preserve, improve and create the required quality of built environment under the particular conditions.

Relationships of architects’ roles with their social and ecological systems

- In regular practice, the Architect acts as the Owner’s/ Client's/ Proponent’s Adviser and/or Representative. He translates
the Owner's needs and requirements to spaces and forms in the best manner of professional service. The Architect’s
work starts at the inception of the project when the Owner outlines his requirements to the Architect. The work covers the
various aspects of the project, from analysis and study of the needs and requirements, to the preparation of the
necessary instruments of service, and finally to the supervision during project implementation. It ends only when the
general contractor or builder turns over the completed project to the Owner.
- Unless specified otherwise, anything beyond basic services is a supplemental service and is billed as a separate line
item. Therefore, when you enter the architectural process, remember that anything beyond basic services will add to the
overall price you pay for architectural services.

SUPPLEMENTAL SERVICES OF THE ARCHITECT

a. PRE DESIGN SERVICES

People sometimes do not understand the importance of pre-design planning and want to jump right into design. It is often
more prudent to start with analysis and planning before architectural design. The pre design services can begin at any
point in the process Typically the earlier you bring on a team of professionals the better the project will go. Even if you are
not ready to hire an architect it may be a good idea to begin interviewing and possibly getting preliminary consultations
early on in the process. You can also hire them to work on a phase by phase basis if you are not ready to make a
commitment to one firm

Experienced developers often do most of the pre-design in house but still hire architects for the complicated or more
technical aspects especially on zoning. Zoning analysis is by far the most common Pre Design Service we are hired to
perform for our clients. Pre design services of an architect go beyond zoning but that often tends to be a major focus of
this design phase, especially in a city where it has incredibly complicated zoning codes.
