a) The Group housing building shall be constructed within "zoned area" shown as on the plan. Fire safety - Building shall be made safe from fire-hazard and for this purpose following Fire Prevention and Fire

c) Maximum F.A.R. has been taken as 3.00.
d) The F.A.R. above 1:2.00 in case of Group Housing will be chargeable on pro-rata basis.

a) There shall be no restrictions on the height of building subject to clearence from Air Force Authorities
and fulfillment of other rules such as set backs, distance between buildings etc.However structural safety
and fire safety requirement as per NBC shall be compulsory.
b) The height of building shall be measured from the plinth level to the top of the finished terrace level
subject to the air safety clearance regulations, traffic circulation and fire safety norms.
a)Set back shall be 1/3rd height of the building or as shown on the plan whichever is more.
b)Minimum distance between buildings with in the same site or between buildings of the adjoining sites, shall
be as per the provision of NBC 2005, and as amended from time to time.
a) Minimum Parking required for Group Housing component shall be 1.5 ECS per DU with unit area upto

1200 sq.ft, 2.0 ECS per DU with unit area upto 3000 sq.ft and 3 ECS above 3000 sq.ft. Additional 10%
guest parking shall also be provided.
b) Parking shall be provided at basement, ground level as per requirements.
c)Space standard for ECS shall be:-
1. 23 sqmt per ECS for open parking.
2. 28 sqmt per ECS for covered parking in the stilts or ground level.
3. 32 sqmt. Per ECS for parking at basement level.
d) Multi level parking on the ground shall be allowed free of FAR but shall be counted towards
permissible ground coverage.
e-i) Stilts shall be permitted within the zoned area subject to the condition that area under stilts shall
not exceeds the maximum area permitted at the ground level.However, area under stilts, when used
for parking shall not be counted towars FAR.The height of the stilt shall not be more than 7'-6"
from the bottom of the beam.
a) Basement shall be permitted under the entire area of building envelop(zoned area) .The area under
basement shall not be counted towards FAR
b) Multilevel basement will be allowed behind the building in zoned area except in setbacks provided it is
proposed for Parking & stroage purpose only and satisfy the Public Health and Structural requirement.
c) Maximum three basements are allowed subject to soil bearing capacity.
d) No toilets shall be permitted in the basement area.
e) Common basement parking shall be permitted for the entire pocket.
f) Basement shall not be used for habitable purpose.Light & ventilation shall be provided as per NBC.
a) Unless Otherwise Specified By The Competent Authority, GMADA, Plinth Level In Case Of Building
Intended For Human Habitation Shall Not Be Less Than 1'-6" Above The Finished Ground Level.
b) Plinth level shall be obtained from competent authority.
a) Boundary wall along Road side shall be 9" thick .3'-0"high solid wall +3'-0"high railing above &
it shall be 9"thick .6'-0"high along other sides of the pocket.

Safety measures shall be put in place.
a) Entry or exit gates of minimum 20 feet width shall be provided with a minimum turning radius of 30 feet.
Set backs around the building shall be kept free from all encroachments for ensuring free flow of the units .
b) Underground/ overhead Static Water Tanks of appropriate capacity, exclusively for fire fighting shall be
provided.
c) Automatic sprinkler system shall be provided with independent pumping arrangements with overhead
connections as secondary source of water supply for the sprinkler system.
d) First Aid Hose Reels system as per ISI specification with 100' hose of 28mm shall be provided floor wise.
e) All types of fire extinguishers provided in the building shall be of ISI mark.
f) Ceilings of all vertical electrical- telephone fire alarm shaft in the building shall be minimum 2 hours fire
resistance with self closing fire- check door of one hour rating shall be provided in common areas to isolate
the staircases, lift, lobbies and passages in order to restrict spread of smoke /fire in the event of fire.
g) Automatic fire/heatsmoke /detection system shall be provided with the facility of control panel in control
room to be located on ground floor.
h) Public address system involving loud-speakers, talk-back system of each floor with control panel located in
the Fire Control room to be provided. The system should be able to clearly announce message to the occupiers
including facility of talk-back to the fire control room in case of emergency.

i) Illuminated Exit ways marking signs should be placed in prominent places to give clear directions to the Exit
Fire Escape Routes with signs duly supplemented with alternate source of power supply.
j) Alternate source of electric supply of suitable capacity should be put in place, complete with automatic main
failure panel for the operation of atleast one lift, fire alarm system, exit lights in the basement, tubewell, fire
pump in case of failure of city mains.
k) Minimum one lift designed as fire lift shall be provided with fire man switch to facilitate lift services to the
fireman in case of emergency. However, it will be desirable if all lifts are provided with fireman switch.
l) Wet Riser system comprising of automatic pumps of the rated capacity of 48 liters/ second of and residual of
3kg/cm2 at the higher point should be provided. In addition, following equipment will also be provided on each
floor:-
a) Internal Landing valve
b) Standard Branch pipe
c) RRL Hoses 63 mm complete with couplings
d) Jockey pump of similar head but discharging 2 to 3 liters capacity per second shall also be provided to
cater for the leakages in the system.
a)In Group Housing minimum 25% of the area of the site shall be used for landscaping .
Minimum area of the organized park area shall be 15%.Open area available at the ground level
excluding the area under parking and roads shall be used for landscaping.
a)In Group Housing Area under balcony/balconies shall not exceed 15% of the plinth area of the flat.
The maximum depth of balconies shall not exceed 1.8mts.Area of balcony over & above 15% shall be
counted towards FAR. No balcony shall project beyond the setback lines.
a)Area for common facilities such as recreation hall, library, consumer store, reading room, maintenance
store, and society office shall not exceed 2.5% of the site areas (Group Housing)subject to the maximum
of 6000sq. feet. The area shall count towards FAR.
a)Area under different category of flats will be demarcated while detailed planning & designing of group
housing site. The density for each category of flats shall be calculated seperately as per Govt. Notifications.
DU upto 1200 sq.ft unit area = 375 ppa
DU above 1200 sq.ft to 3000 sq.ft unit area = 300 ppa
DU above 3000 sq.ft unit area = 250 ppa
b) 10% of the flats to be reserved for E.W.S (constructed size of flat/apartment shall be 20 sq.mt to 40 sq.mts).
c)The building shall have atleast one entrance accessible to the handicapped through ramp under "The Persons
with Disability Act, 1995".
d)All buildings shall be designed by qualified Architects registered with the Council of Architecture.
e) Construction of water tanks , solar panels, machine rooms for lifts, mumetersi for staircase and water
tanks shall be permitted, on the top floor subject to the following conditions:
1.The construction shall be recessed by minimum of 3 meter from the outer line of the parapet.
2. The maximum height of such portion of buildings shall not exceed 3 meters above the parapet.
3.No habitable construction shall be allowed in the area.
4.No toilet shall be permitted on the terrace.
5.The area of such construction shall neither be counted towards the FAR nor shall the height count
towards the overall height of the building.
g) Building shall be made accessible to physically challenged persons under "The Persons with Disability Act,
1995".
