DURANT TRAILS HOA, INC. Meeting minutes for April 19, 2011 Homeowner Forum: I.

Call to order Meeting called to order at 6:16pm(Kevin held meeting because Bebee was not present) II. Designation of Quorum/Election of Officers Attendees: Board Members Mark Eisele, Jennifer Hicks, David Jares, Rebecca Kaiser, Fred Waddle, Kevin Wagers and Matoka Snuggs from Charleston Management. Approval of Prior Meeting Minutes a. March minutes were approved. 1st motion by Jennifer and a 2nd by Mark Treasurers Report a. Fred reported that all accounts are in good shape. b. If you would like to see the report call Charleston Management. Management Report a. The management company continues to strive to have a small amount of delinquent dues. Currently there are two lender and four HOA foreclosures in the neighborhood. Committee Reports a. The Reserve, not present. b. Architectural Review, Bebee Arnold i. no current issues c. Communications, Sue Reynolds i. Sue was not present; the newsletter looks good. d. Landscaping and Grounds, David Jares i. The irrigation back flow is on and working ii. Kudzu issue: we had received a few complaints about the Kudzu in the common areas. David feels that the homeowners need to maintain their own yards if they have Kudzu and he will ask the landscaper to keep it trimmed in the common areas. iii. Litchford Entrance Complaint: the diseased wax myrtles will be removed. We will not replace them at this time. A letter will be sent to the homeowner. iv. Matoka will send several reminder letters to homeowners about keeping their lawns mowed. v. David said it appeared that Whitakers did not weed and feed the field area. Their contract is up in August and we need to look into other companies.

e. Activities, Rebecca Kaiser i. Easter Egg Hunt will be held on Sat and the movie night will begin soon. f. Pool i. The deck is complete. The cover is off. Inspections should be help sometime next week. ii. The pool will open May 1st g. Tennis Courts i. Homeowner had requested that the tennis courts be resurfaced and that we paint kid lines. They also requested an electrical outlet for a ball machine. The Board discussed and decided to wait on this request. Matoka will respond to the homeowner. ii. We also discussed looking into better quality windscreens or a possible an alternative. Matoka will look into options. VII. Unfinished Business: Clubhouse a. Everything is looking food and so far we have only received positive feedback! The architects continue to work on the plans and are talking with the city about permits. The builder is working on bids from subcontractors and will have final prices to us soon.

Next Board MeetingMay 17th 6pm North Raleigh Church of Christ Meeting adjourned at 6:44 ACTION ITEMS: Matoka: -send lawn mowing letters -response letter to homeowner that sent complaint about myrtles -look into alternative windscreen for tennis courts David: -Have the myrtles at Litchford cut down -Ask Whitakers to keep Kudzu trimmed back Everyone: Look into alternative landscapers
