EXECUTIVE SUMMARY
1. In 1Q 2022, overall occupancy rate for the industrial property market fell to 89.8%, a drop of 0.4
percentage points compared to the previous quarter, and 0.2 percentage points compared to the
previous year, due to new completions picking up significantly, and increase in supply exceeding new
demand. Total available stock rose by 333,000 sqm compared to the previous quarter, the highest
quarterly increase since 2019. In contrast, total occupied stock increased by 71,000 sqm in 1Q 2022
compared to the previous quarter.

2. Notwithstanding the drop in occupancy, prices and rentals have continued to rise. In 1Q 2022, price
and rental indices of all industrial space rose by 2.1% and 1.0% respectively as compared to the
previous quarter, and 5.6% and 2.4% respectively compared to the previous year.

3. As at end March 2022, around 2.4 million sqm of new industrial space is expected to be completed
in the next three quarters of 2022. Of the upcoming supply, single-user factory space makes up
about 46%, multiple-user factory space makes up 28%, while the remaining 25% comprises
warehouse and business park space.

4. Barring any sharp slowdown in the global economy, demand for industrial space in 2022 is still
expected to be robust. JTC will continue to monitor the market closely and support the needs of
industrialists.

Contracted gross rent includes the base rent and all charges in connection with the lease (such as additional rent, service charge, payment for
hire of fittings or equipment, fees for advertising and promotion). It may or may not include any rent-free period and other incentives.
2. The rental index is computed using fixed weights based on 2018 transaction values before 1Q 2022. From 1Q 2022, the weights used are
fixed using 2021 transaction values.
