2. Notwithstanding the drop in occupancy, prices and rentals have continued to rise. In 1Q 2022, price
and rental indices of all industrial space rose by 2.1% and 1.0% respectively as compared to the
previous quarter, and 5.6% and 2.4% respectively compared to the previous year.
3. As at end March 2022, around 2.4 million sqm of new industrial space is expected to be completed
in the next three quarters of 2022. Of the upcoming supply, single-user factory space makes up
about 46%, multiple-user factory space makes up 28%, while the remaining 25% comprises
warehouse and business park space.
4. Barring any sharp slowdown in the global economy, demand for industrial space in 2022 is still
expected to be robust. JTC will continue to monitor the market closely and support the needs of
industrialists.

RENTAL
Q-o-Q Y-o-Y Notwithstanding the drop in occupancy, rentals of industrial space
continued to rise. In 1Q 2022, the rental index of all industrial space
1.0% 2.4% rose by 1.0% compared to the previous quarter, and 2.4% compared to
the previous year.

INDUSTRIAL GOVERNMENT LAND SALES
In 1Q 2022, the tender for three Industrial Government Land Sales (IGLS) sites targeted for single-
user development closed. The site at Plot 9, Jalan Papan attracted one bid and was awarded.
Meanwhile, the sites at Plot 8, Jalan Papan and 11 Tuas Avenue 18 received one bid each, but was
not awarded as the bids were below the reserve price.

Total RBF returns in 1Q 2022 was 120,600 sqm, of which 50,800 sqm was high-rise space and
64,500 sqm was land-based factory space. About 88% of the total returns were due to natural
expiries or companies consolidating their operations.
Among the high-rise space that was allocated, about 54% was in JTC’s newer developments which
include JTC Chemicals Hub @ Tuas South, JTC Space @ Tuas, trendspace, 1 and 7 North Coast, JTC
Food Hub @ Senoko, JTC Defu Industrial City and JTC Bedok Food City.
