SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, Othelo D. Yanez, of legal age, married to Judith M. Yanez, and a resident of Patag,
Cagayan De Oro City, Philippines, do hereby name, constitute and appoint Gene Justine
Kurt Lao, of legal age, single and a resident of Bulua, Cagayan De Oro City, Philippines,
to be my true and lawful attorney-in-fact for the purpose of selling my property located at
Malagana, Claveria and Lagandang Patag, Opol, and doing all acts necessary and
incidental thereto, with the following powers and authority:

1. To represent me in all negotiations and transactions related to the sale of the property;

2. To sign, execute and deliver all documents necessary or incidental to the sale of the
property, including but not limited to contracts to sell, deeds of absolute sale,
affidavits of conformity, and other documents required by law or the concerned
government agencies;

3. To represent me in all meetings with the buyer, the Register of Deeds, the Assessor's
Office, the City Treasurer's Office, the City Environment and Natural Resources
Office (CENRO), and other government offices or agencies involved in the sale of
the property;

4. To sign and execute all documents necessary to secure the certified true copy of title
and tax declaration, real property tax clearance, land history, CENRO certification,
and other documents required by law or the concerned government agencies;

5. To do all other acts necessary or incidental to the sale of the property, such as but not
limited to signing of checks, obtaining clearance certificates, representing me in
court, and the like.

6. To process, file and receive all related documents of the following properties:

A parcel of land, lot no. 3379, Pls-805, C.17. situated in the barrio of
malagana, municipality of Claveria, province of misamis oriental, island
of mindanao. Bounded on the N., along line 2-3, by lot 2376 along line 3-4,
by lot 3377; on the E., along line 4-5, by lot 3380; and along line 5-6, by
lot 3393; and at point 6, by lot 3396; on thr S., along line 6-1, by lot 3394;
and on the W., along line 1-2, by lot 3378; all of Pls-805. Containing an
area of FIFTY SEVEN THOUSAND FIVE HUNDRED TWENTY SIX
(57,526) square meters.

B. Tax declaration no. 8509820


A parcel of cornland, located at Malagana, Claveria, misamis oriental,
bounded on the north, by lotNos. 3378 & 3379; East by lot Nos. 3396 &
3395; south, by Lampasiao Creek; and on the West, by Lampasiao Creek.
Containing an area of 70,803 square meters identified as Lot No. 3394,
Pls-805.

C. Tax Declaration no. 21058


Situated at Lagandang Patag, Opo, MisOr; bounded on the N., Creek; on
the S., by Bebeto Cadalo; on the E. by M. Cadalo & C. Paduina; and on
the W., by Marino Dangcal; consisting of 7.2776 hectares, more or less.

HEREBY GIVING AND GRANTING unto my said attorney-in-fact full power and
authority to do and perform all and every act and thing whatsoever necessary or
incidental to be done in and about the premises as fully to all intents and purposes as I
might or could lawfully do if personally present, with full power of substitution and
revocation.
