DEED OF ABSOLUTE SALE

KNOW ALL MEN THESE PRESENTS:

This DEED OF ABSOLUTE SALE was made and executed by JAMES T. LI married to
CONCHITA S. LI, both of legal age, and resident of 1279 Quirino Ave., Paranaque, Metro
Manila, hereinafter referred to as the SELLER;

-AND-

JULIUS E. LANTING, ERICKA MAE E. LANTING and EFRAIM JAMES E.


LANTING, all of legal age, all single, all Filipino Citizen and resident of Tolentino East, Tagaytay
City hereinafter referred to as the BUYERS.

WITNESSETH:

WHEREAS, the SELLER is the absolute and registered owner of a parcel of land, located at
Maitim 2nd East, Tagaytay City, covered by Transfer Certificate of Title Number P-2183 more
particularly described as follows:

A parcel of land (lot 6275 –B-11) of the subdivision plan Psd-042119-057157, being a portion
of Lot 6275-B, Psd-04-028705, L.R.C. Record No.) situated in the Barangay Maitim 2 nd East,
Tagaytay City, Island of Luzon. Bounded on the NW., along line 1-2 by Lot 6275-B-12 of the
subdivision plan; on the NE.,along line 2-3 by Lot 6400 (Road widening), cad 355, Tagaytay Cadastre
and beyond National Road (20.00) m. wide); on the SE., along line 3 to 4 by Lot6275-B-10; on the
SW. along line 4-5 by Lot 6240 and along line 5-6-7 by Lot 6249, both of Cad 355, Tagayray
Cadastre and on the NW., along line 7-1 by Lot 6275-B-13 (Right of Way) of the subdivision plan.
Beginning at a point marked “1” on plan, being N, 15 deg, 39’W., 1831.17 m. from BLLM 1, Cad
355, Tagaytay Cadastre, thence N., 79 deg 47’E., 100.29 m to point 2; thence S. 16 deg. 28’E., 14.61
m to pt. 3; thence S. 76 deg. 27’W 105.15 m. to pt. S. thence N. 9 deg 59’W., 9.48 m to pt, 5; thence
N. 9 deg. 58’W., 10.00 m to point,6; thence N. 9 deg ., 59’W 1.18 m to pt 7; thence N. 79 deg., 49’E.,
3.00 m to point to point of beginning ; containing an area of ONE THOUSAND EIGHT
HUNDRED THIRTY FOUR SQUARE METERS AND FIFTEEN SQUARE DECIMETERS
(1,834.15) SQUARE METERS. All points referred to are indicated on the plan and are marked on
the ground by P.S. Cyl . Conc., Mons 15x60 cm, bearings true; date of original survey, Feb. 9 1962-
July 24, 1963 and that of the subdivision survey, July21-22 which was approved on August 26. 1992
on.

NOW, THEREFORE, for and in consideration of the foregoing premises the sum of
TWENTY NINE MILLION THREE HUNDRED FORTY SIX THOUSAND FOUR HUNDRED
(P 29,346,400.00) PESOS, NET, Philippine Currency, receipt of which is hereby acknowledged, by
the SELLER from the BUYERS, the SELLER hereby SELL, TRANSFER, and CONVEY by
virtue of this DEED OF ABSOLUTE SALE of the above described property with an area of ONE
THOUSAND EIGHT HUNDRED THIRTY FOUR SQUARE METERS and fifteen square
decimeters (1,834.15) to the BUYERS their heirs and assigns the above described parcel of land, free
from any liens and encumbrances.

That I JAMES T. LI, of legal age, Filipino, and with residence and postal address at 1279 Quirino
Ave., Paranaque, Metro Manila, DO HEREBY NAME, APPOINT AND CONSTITUTE, Mrs.
ROSALINDA P. SIMAN, of legal age, and presently residing at Brgy. Maitim 2 nd East, Tagaytay City, be our
true and lawful ATTORNEY-IN-FACT, for us and in our name, place and stead for our own use and benefit,
to do any or all of the following acts and things to wit:

1. To pay the capital gains tax, documentary stamps taxes, transfer, registration and other fees
necessary for the transfer of ownership in our name with an area of ONE THOUSAND
EIGHT HUNDRED THIRTY-FOUR SQUARE METERS AND FIFTEEN
SQUARE DECIMETERS (1,834.15) SQUARE METERS which is on Transfer
Certificate of Title Number P-2183 located at MAITIM 2ND EAST, TAGAYTAY CITY.
2. To work on, facilitate and follow-up the transfer of ownership over the said property in our names
before the proper government agencies;
3. To demand, claim and receive the copy of the document evidencing our ownership over the
aforesaid property; and
4. To do all acts necessary to give effect to the foregoing authority.

Whereby giving and granting unto said attorney, full power and authority to perform each and every act
and thing whatsoever requisite or necessary to be done in and about the premises, as fully to all intents and
purposes as I might or could do it personally present and acting, and hereby ratifying and confirming all that my
said attorney shall lawfully do or cause to be done and virtue of these presents.
